The owners of 88 Prospect Park Southwest in Windsor Terrace paid $895,000 for the 1,750-square-foot townhouse in 2006 and, from the looks of it, did a pretty comprehensive renovation. Now they’re asking $1,150,000 for the place. The listing portrays the house as a good condo alternative, which isn’t a bad way to think of it, given the size and finishes. It’s pretty pricey on a per square foot basis for a house in this area but for someone who wants to be right across from the park in a totally refinished space maybe it’ll do the trick.

How much would zoned central ac cost to install? Is that more efficient than general central ac?

I think it looks like a really nice house, and the location is pretty nice too, especially for someone who wants a quiet locale really close to the park.

Yeah. Another overpriced FHA grab. It boggles the mind how one can get so levered up in such a modest home. Even 900 grand in 2006 is retarded. Too bad this owner didn’t get out in time. Oh! I forgot. It was a home, not an investment. Didn’t quite work out as planned, huh?

Not necessarily true. I used to live in a row house built in 1928, with window air-conditioners. I now live in a modern condo with central air-conditioning, loads of wall insulation and well-engineered windows. My electricity bills are lower now, and I enjoy greater comfort. Heretical as it might sound to some folks on this site, there have been advancements in building techniques since this tinderbox, er, I mean house, was built.
Try as I might to modernize my old row house (and I spent a good deal of money trying to do just that) I could never make it energy-efficient.
You can only count the basement sq footage if you call it a “Dungeon” and use it as your “Office”.
Dave, that’s exactly what I’d do with that basement. A full fledged make-Bob-Villa-jealous wood shop.
Minard, it’s not a munchkin house. It’s simply a house good for people who don’t need/want a more than that amount of space and don’t wish to live in a condo/coop.
I would not trade in my co-op for the privilige of having a dark, dank basement. You can have it. How can one even consider counting that as floor area?

I have a full shop set up in my basement. Something that I pay far fewer real estate taxes for and no condo fees!!!!

Really? My husband and I would have more than enough space in this teeny-tiny cottage. And while quite cuddly and cute, we are not munchkins.
