The owners of 88 Prospect Park Southwest in Windsor Terrace paid $895,000 for the 1,750-square-foot townhouse in 2006 and, from the looks of it, did a pretty comprehensive renovation. Now they’re asking $1,150,000 for the place. The listing portrays the house as a good condo alternative, which isn’t a bad way to think of it, given the size and finishes. It’s pretty pricey on a per square foot basis for a house in this area but for someone who wants to be right across from the park in a totally refinished space maybe it’ll do the trick.

  1. This is not really a house it is a cottage. I understand that some are very adverse to living in multiple dwellings and that explains why they prefer Brooklyn to Manhattan. But others prefer the convenience and amenities of condo life. I would not trade in my co-op for the privilige of having a dark, dank basement. You can have it. How can one even consider counting that as floor area?

    This is a teeny-tiny two bedroom cottage. Perfect for munchkins.

  2. Do we know that exterior still looks this way..or just assuming, jumping to conclusions. I don’t see a pic on realtors website of exterior.
    And remember central air is about as eco-friendly/green as driving a Hummer.

  3. I don’t see any indication of registers, radiators or baseboard heating. I’m wondering if it’s all radiant subfloor. Ashame with a gut reno they didn’t do central AC.

    And I’m hoping that new flooring isn’t engineered flooring.

  4. Condo sq. ft. estimates routinely count closet sq. footage and mezzanines where you can barely stand upright in their total counts. In light of that, I think counting the basement sq. footage in this house is fair game.

  5. Interior looks very nice – at least what little you can see from the 4 pictures. Yes, I know I’m a broken record, but if you want me to spend $1.15 million, post enough pictures so that I know what I’m being asked to spend it on. I agree with the sentiment that this should be thought of as an alternative to a large condo or co-op. I don’t know the area, but I can definitely see the appeal to being right by the park.

  6. Well, if it’s really 1,750 feet, then the price per foot is not so high. But that seems to be counting the basement which does not appear to be livable space, right? For the footage of the three floors, it is a high asking price it seems for the neighborhood, tho I do like it over there.

    Looks like a really nice job. Hart to tell from photos, but feels comfortable considering fairly small space.

  7. I think we all know that this won’t be selling for 1.15 mil. Right now the widget average price is at 908k. Let’s assume for a minute that it does sell for 908k. I’d rather have a single family house for 908 than a condo with people on top of and/or below me for 908. I won’t speak to the nabe it’s in though, as I know nothing about it.
