This new listing at 158 Saint Johns Place is impressive, both in look and price. The current owner paid $2,500,000 for the five-story brownstone in 2008 and then, apparently, went to town on the renovation. Given the quality of the job, it’s hard to imagine there’s much of a profit margin left, despite the current asking price of $3,249,000. For people who care about this kind of thing, the floorplan is particularly interesting to look at in terms of layout decisions.

  1. The tub has a large room all to itself. That’s the interesting layout decision, right?

    It think the island in the kithcen is pretty successful. They tried to make it more like a piece of period furniture. I think integrating off-the-shelf or semi-custom cabinetry into brownstones is challenging. Hard to compete with existing wood tones and proportions.

    For resale, a traditional style is probably the best design decision. Mid-century is on its way out.. Utra-modernist may limit the buyer’s pool.

    I don’t know if I’d have run the subway tile all the way to the front of the place.

  2. I like the cabinets. What’s the oval in the bay on the 3rd floor? Small garden – the gardens on the Lincoln side of that block are much more generously proportioned & prices there have been a little lower than this ask recently but have gone really quickly.

  3. I think all undercounter refrigeration is an iffy choice… I’m considering undercounter for the freezer bc I use it infrequently and it would free up some counter space. I feel like it’s a little awkward to have to bend over every time you need to find something in the fridge.

    also think two bedrooms having direct access to the master bath is a little unfortunate. otherwise this place is pretty ridoncs…
