This new listing at 158 Saint Johns Place is impressive, both in look and price. The current owner paid $2,500,000 for the five-story brownstone in 2008 and then, apparently, went to town on the renovation. Given the quality of the job, it’s hard to imagine there’s much of a profit margin left, despite the current asking price of $3,249,000. For people who care about this kind of thing, the floorplan is particularly interesting to look at in terms of layout decisions.

  1. I looked at this on NY times a few days ago and thought it looked fine though the price seemed awfully high. Then, after looking at the layout today two huge issues.

    1) No big closets in the master bedroom. The master bedroom shares two small closets that are located in the bathroom? That makes no sense. My wife would cut my throat if I suggested a master bedroom with no closet space. Did the idiot who did the renovation not have a wife or anyone with common sense advising them?

    2) The bunch of little undercounter fridges in the kitchen is a pain. I count 3. So its is – where did I put that beer? Fridge 1, no, Fridge 2, crap, ah, in Fridge 3.

    So now, I’ve paid top dollar for a place that I already know I’m going to have to renovate again to fix these two glaring issues. No thanks.

  2. now that 11217 has gone to sleep may I say that this listing is obscene? The buyer bought the house three years ago and is now re-selling it for about $750,000 more because he put a bathtub in the second floor bay window and built a tacky hotel kitchen in the basement? I don’t see the value added.

  3. Aaah, Brokelin, your words are music to my ears.

    My aunt, one of the first of the Park Slope yuppie interlopers, owned a house like this on First Street in Park Slope. She kept the original configuration, i.e., the kitchen was in the back of the garden floor, formal dining in front, two parlors on the parlor level. Modern tastes might differ, but I still see that as the ideal, a perfect, homey setup.

    The bathtub in the bedroom, uh uh–bad decision IMHO, but someone might disagree. To each his own.

    Overall, nice house. I can definitely understand the McMansion references re the kitchen, however. You can’t please everyone all the time, but someone will fall in love with this.
