madison stThis beaut on Madison Street between Classon and Franklin looks like a score to us. Only a few yards from the the Clinton Hill border, this would be priced 50% higher if it were three or four blocks further west. There are not a lot of photos to go on, but the reno challenge doesn’t look overwhelming to us. Good bones overlaid with some cheap sheetrock construction that can be easily ripped out. No idea about the mechanicals and plumbing–but we’d assume the worst. The four-story brownstone is currently configured as a three-family but looks to us like it could work well as a owner-occupied two-family or even a condo play, given the extra 1,600 square feet of unutilized FAR.

  1. This house has been listed at the same price for at least 3 months by my reckoning (I believe there was an open house February). A quaint beauty on a sketchy block. I guess reality is taking a long time to settle in with this seller.

    the one on waverly is actually a cool building. I think it says “Coal and Ice” or someithing like that on the stone front. Would be cool condo conversion.

  3. Don’t want to live too close to those Baptists. And put those mentally challenged back to the state institutions…no more of this comminity housing….at least in not my community.

  6. what i don’t like is directly across the street there is a baptist church. and half way down the block a junkyard with cars piled up, then a few feet from that is a house that has mentally challenged people living in it. Other than those things great place to raise my children.
