Curbed got a look inside Enrique Norten’s 580 Carroll yesterday, and came out with plenty of images to boot. They snapped a picture of the ever-elusive front yard, some model units and some nice views. According to Curbed, five units are currently in contract, and the Temporary Certificate of Occupancy should be arriving this month, allowing buyers to start closing. The prices are in the mid-$600s for 900-square-foot two-bedrooms, up to $1 million for a pair of ground-floor duplexes with private outdoor spaces, and $1.2 million for the top-floor unit.     ARROGANCE IS A DISEASE AND IS COUPLED WITH IGNORANCE. THIS BUILDING
    IS AN ODDITY. PEOPLE LOOK AT IT AND WONDER HOW IT FITS. EVEN THE TACTICS OF THE BROKER THEY HIRED SHOWS HOW DECEITFUL THESE PEOPLE ARE. THE PROBLEM IS THEY MISSED THE BOAT. MARKET CONDITIONS ARE NOT IN FAVOR OF THIS TACTIC.
    BE CAREFUL WHAT YOU PROMISE PEOPLE. LAWYERS ARE READY TO POUNCE ON DEVELOPERS AND ARCHITECTS WHO SELL FAULTY PRODUCTS. I MAY BE SICK BUT I AM NOT STUPID.

  2. fsrq – i’m kinda with you on this one. Street wall continuity on both streets completely ignored. How long until those fences are vandalized with graffiti?

    Back to my kitchen issue –
    I am curious, is what is being delivered here what the market expects?

  3. Sorry, anti, missed the nice words in your last line. Didn’t mean to rail that hard. But these guys were stupid on this score, from what I’ve heard.

  4. Yes, antidope. When you need to put in a foundation (and, I believe, underground parking) for a substantial new building on a lot that has been built on before, it would be pretty stupid not to do some test borings, do some due diligence on the lot’s history and take other measures so you know what you are dealing with. Proof was in the pudding here — BSA does not often reject these types of applications. They gave the developers multiple opportunities to make the hardship case, which the developers apparently could not make. They made bad assumptions and underbudgeted their costs.

  5. The issue I have with the building is that it destroys TWO blocks – it has a the horrible stockade fence on BOTH sides – Garfield and Carroll.

    How people can spend endless posts railing against fedder and fedder-like buildings that at least maintain the street wall as a pedestrian friendly and then give a pass to this horror is beyond me. (its actually not – I know it is simply snobbery)

  6. This is lovely to look at but in the city I like living in rooms with thick masonry walls with windows set in them that open and close. There is something nice about those protective walls.
    In the country or on the beach it is a different story. A glass wall facing the ocean or mountains is gorgeous. But facing Carroll Street? Dunno.

    really, are buyers now supposed to drill lots before purchasing to confirm what lies below? to my knowledge, there was no other way to know that they’d have to deal with that coned(?) crap underground.

    i don’t disagree with ultimate outcome, but i think it’s a bit unfair to come down on them for *their own stupidity.*

    ok that’ll be the one and only time i vigorously object to a slopefarm post.

    and i quite like that folks putting real money at risk can take a chance on decent architecture down here in the lower slope / upper gowanus.

    I think ordinary scale townhouses would have been nicer on both fronts, but the developer chose to pack all the allowable density from both fronts onto one side. I agree with many that they shouldn’t have been allowed to double dip on density due to their own stupidity. Yeah, it’s a faceless wall on the Carroll side, but I wouldn’t make the trade.
