On the parlor floor of a handsome Italianate brownstone in prime Cobble Hill, a one-bedroom has grand proportions, tall windows, and a carved marble mantel. It’s one of four units in the 22-foot-wide building, which is located in the historic district and has been in the same family since the 1970s.

A massive arched doorway with pocket doors separates the front and rear parlors. The long front parlor has been subdivided with a fretwork screen and French doors, turning the room into two. Wood floors and moldings run through the unit.

The listing shows the rear parlor in use as a bedroom, and the front two rooms set up as a living room and den. The petite kitchen and bathroom appear to be along the side in the rear of the unit. Both look builder grade and serviceable.

If there are any closets in the unit, they are not pictured. (Nor does the apartment seem to have a dishwasher or laundry.) Tenant pays for electricity and gas; hot water and heat are included in the rent.

The “owner loves long-term tenants and keeps annual rent increases modest,” according to the listing, from David Troutman of Douglas Elliman. The apartment is priced at $3,600 a month. Worth it?
