Looks tight but pretty. The asking price is what you’d expect in BH, more or less if there’s no major exaggerating with the square feet. So’s the maintenance. Though, yeah, no doorman makes it on the high side.
(I see there’s storage in the basement, but turning that walk-in closet into an office would leave you with no place to store anything or hang a shirt. We have one NOT walk-in closet in a similarly sized apt. and it sucks butt. I remember growing up hearing about coveted closet space in the city. It was so meaningless to me as I, after the age of five, grew up in houses. Now I get it…..)

And, for good measure, Governors Island might as well be in BH/CH since the ferry (which takes all of 3 minutes) leaves from Pier 6 in BBP.
(And, FTR, I’m neither insecure about my neighborhood, nor did I overpay for the house that I sold in 2006.)
I don’t think anything said on this blog will get within 45 mins. of my comps, let alone tweak them.

This apt below, is bigger, on a higher floor and $200K cheaper! Given the maintenance is a little more.
