The top-floor duplex in the gorgeous Pierrepont Street townhouse (center building, with bay windows) is cute as a button. In addition to the private roof deck (awww yeahhh), we’re digging the traditional brownstone-y goodness of the living areas. The sloping roofs of the mansard-roofed top floor aren’t going to be for everyone, be we think they have some charm in a Parisian-garrett kind of way. The major drawback (and probably deal killer for anyone with a small child) is the hike up three flights of stairs. We’ll be curious to here from those of you in the market what you think of the $849,000 asking price.

i don’t understand your beef. the article was linked to brownstoner this am. it had one paragraph about brooklyn and we’ve all seen it.
do you really need to be spoon fed everything?
An increase of 22% in the Brooklyn market over last year is pretty significant. Many of your readers have said, predicted, wished otherwise. I think this article should get better billing then it’s received. It’s about the NYC market in general…
A few bucks more? No maintenance? Your markup for a house is nearly 50% more than the co-op. And maintenance on an old house is perpetual – it just isn’t in a monthly check.
I don’t see how that’s advantageous unless the buyer has more liquidity and more time on their hands to invest in the space.

sigh, another Listing of the Day thread has devolved into three random people bickering. Mr. B, ever consider a “take it offline battle-chatroom” where certain people can flame the hell out of each other, exhaust themselves and then rejoin the main thread? “it’s overpriced … is not! … is too! … you’re a broker! … am not! … let’s take this offline!”
Meanwhile, my two cents is that it seems crazy to spend $850k + $1,200 maintenance for approx. 1,000 usable square feet for what is essentially a three-flight walkup. I know it’s fancy B-Heights but for a few bucks more (well, more like $450k more, but no maintenance), you can buy a house is western or southern P-Slope and have the same “brownstone living” the Corcoran listing mentions.
Any experienced broker can tell you that YES something like bars on windows can make somebody not buy a place. It might not be logical, but think about it, there are entire tv shows dedicated to how to improve the impression a property makes on buyers. Because a bad overall impression keeps a place from selling for a top price. Not everybody is an artist. Most people cannot visualize what the overall feel of this apartment would be without the confining, oppressive look of the bars on the windows. If it’s so little effort to remove the bars, then that’s exactly why the seller should have taken them off. And I think by pointing it out, all anybody is doing here is trying to help. Lots of times this site gets catty, but I didn’t see cattiness on this thread myself. Just honest feedback.
