Co-op of the Day: 31 Pierrepont Street
The top-floor duplex in the gorgeous Pierrepont Street townhouse (center building, with bay windows) is cute as a button. In addition to the private roof deck (awww yeahhh), we’re digging the traditional brownstone-y goodness of the living areas. In addition to the private roof deck (awww yeahhh), we’re digging the traditional brownstone-y goodness of the living areas. The sloping roofs of the mansard-roofed top floor aren’t going to be for everyone, be we think they have some charm in a Parisian-garrett kind of way. The major drawback (and probably deal killer for anyone with a small child) is the hike up three flights of stairs. We’ll be curious to here from those of you in the market what you think of the $849,000 asking price.

12:26…you think that place on remsen was as nice as this place? having seen it, i would hope not. the place needed A LOT of work.
as for the rest of the 2 bedrooms on there, personally i don’t think comparing 2 bedrooms on schemerhorn and a 2 bedroom on pierrepont is quite the same thing, but to each his own.
depressing comments… quite off point. On this listing, I agree the price is high. And the window bars are significant especially given that the living/dining area is not big- so you want to look out and get a sense of space– not bars.
I know you’re not going to believe me, so here’s a link of 2 bedrooms in BH for sale or in contract in the 500s and 600s. Just streeteasy listings, no FSBO, etc. I saw the Remsen place — it was really great. You really think this place is that much nicer?

You know what’s holding brooklyn back? Idiotic hyoe.
I’m hardly holding brooklyn back! But I live down the street and I have seem plenty of larger places in elevator buildings sell in the 600s. Just keeping it real, anon. We’ll see what it sells for and then talk, cool?
“wow, it’s small. I take back the nice things I said. I think it should sell in the 600s, not 800s”
you obviously think brooklyn is not nearly on par with manhattan since 600’s would be the price of a decent studio in manhattan.
people like you are what are holding back brooklyn from the attention it deserves.
600 for a 2 bedroom? huh?
A place that’s small (and a 3rd floor walk-up) needs to be priced for singles and young, childless couples. Everybody requires at-home work space now even if they work in an office. So if the living room isn’t big enough to accomodate a work corner, then one of the bedrooms is used as the home office. Which means you sell to people who only need 1 bedroom. IMO.

The outdoor space goes a long way, but jeez…it’s pretty small.
I like it better having seen the floorplan. With a few heaters, you could use that deck 9 months a year. Hate those tiny second bedrooms, though. The w/d takes some of the sting out of the walkup. And I agree that the bars are nasty. The realtor did a terrible job of promoting the place. If I were the owner I’d be annoyed.
