The top-floor duplex in the gorgeous Pierrepont Street townhouse (center building, with bay windows) is cute as a button. In addition to the private roof deck (awww yeahhh), we’re digging the traditional brownstone-y goodness of the living areas. The sloping roofs of the mansard-roofed top floor aren’t going to be for everyone, be we think they have some charm in a Parisian-garrett kind of way. The major drawback (and probably deal killer for anyone with a small child) is the hike up three flights of stairs. We’ll be curious to here from those of you in the market what you think of the $849,000 asking price.

Can anyone tell me why the maintenance is $1,200? When I owned a one-bedroom coop in a walk up building in the West Village, I served on the board and we worked very hard to keep the mtn at a modest level — essentially covering the underlying mortgage + all regular expenses + contributing a small amount each month to the reserve fund. Ever since that experience I’ve a) wondered why maintenance fees are so high in some buildings and b) been astonished at the rents being charged in buildings that have been owned by the same person/company for many years.

i don’t know the rest of the saying, but people in new york have paid far more for far less, so it certainly would not surprise me.

outdoor space is new york commands a PREMIUM.

I saw Remsen and it was great! It needed a new kitchen and baths needed work but it was really lovely with great bones, great floors, pretty views. Sadly it is a No Dogs building so that wasn’t for us.
Think it sold for 545. so 300k less than this place and it had a second bath a FDR. No outdoor space but not a walk-up either
you are paying for brooklyn heights here and you are paying for pierrepont street. both are the best of the best in terms of brooklyn real estate.
and the building looks gorgeous.
sure, there look to be things about it that are not perfect, but those looking for location, location location will go for it.
and you probably won’t find too many 2 bedrooms on 3rd street in park slope for under 800K because it’s one of the nicer addresses with some of the nicer buildings in the hood.
i think most of the 2beds in that area (if they had a roofdeck) would be close to a million.
Remsen does look nice. If it needed a lot of work, as 2:46 says, think what you can do to it with the extra $200,000.
Joking aside, putting in $100,000 worth of work which is all one should put into a 2 BR co-op anyway, and you’ve still spent far less. I think 12:26 had a point. There are always great 2BR co-ops in Park Slope for under $800K, too.
a 4th floor walk-up is not quite the same thing either. we’ll see how quickly it goes. I HOPE it goes for a million bucks
