The top-floor duplex in the gorgeous Pierrepont Street townhouse (center building, with bay windows) is cute as a button. In addition to the private roof deck (awww yeahhh), we’re digging the traditional brownstone-y goodness of the living areas. The sloping roofs of the mansard-roofed top floor aren’t going to be for everyone, be we think they have some charm in a Parisian-garrett kind of way. The major drawback (and probably deal killer for anyone with a small child) is the hike up three flights of stairs. We’ll be curious to here from those of you in the market what you think of the $849,000 asking price.

  1. if bars on the window are the make or break for you, then you are too picky to own a home in nyc.

    i love it when people say, the paint color isn’t right, the floor isn’t my style.

    if the bars are there for a reason which does not require that they be kept there for legal reasons, then you will use a $.99 screwdriver to remove them when you purchase the place.

    and while yes, i agree that pictures are very helpful to say “a great deal indeed” reiterated as if you are an authority on the square footage of an apartment you have never set foot in is just plain ignorant.

  2. The 2nd floor unit 11:52 posted the link for does look nice. SEE, that’s what painted woodwork looks like! Bright and airy and more versatile for one’s interior design choices.

  3. I’m not 1:16, but photos mean a lot, 1:20. It’s what gets people out to open houses or keeps them at home. If the place is truly spacious, then the realtor needs better photos.

    Small spaces are bad, as long as space is well laid out. But bars on the windows make it worse, that’s for sure. The bars really stood out for me, too. Ugly.

    if you only go by pictures to make such judgements you sure are missing out on a lot of life.

  5. The 2nd floor apartment with the more affordable maintenance is in contract, as per my friend’s conversation with the broker yesterday. The delay in getting a fully executed contract was because of a delay in forwarding financial statements to buyer’s attorney.
