Co-op of the Day: 278 Henry Street, #1
This co-op at 278 Henry Street is most certainly droolworthy. The brownstone duplex (parlor and garden floors) has incredible original details, a nicely modernized kitchen and a beautiful landscaped garden. Oh, and it’s 25 feet wide. what can you get in Monclair, NJ for 2.2Million?
Looks nice.
For an older person.
😉
Cgar, you bid on the duplex on Hicks? The one that was on the market forever after a million price cuts? I see they’re renovating that now. That ended up being a pretty good deal for someone, right?
For this price you can buy 24 Willow Place. House is less grand but it’s a house and it’s on Willow Place which I love.
TextperV, you would have to win the lottery TWICE to get a 3 bdrm there
judging by the maintenance, these people pay less in real estate taxes than I do. it makes no sense.
ET, comparable sized apartments in Brooklyn Heights — I’m talking Brownstone duplexes — can be had for $1 million less.
BUT, those with the garden, i.e., the so-called garden duplexes, are very rare and tend to go for a premium, though ones I’ve seen tend to be more in the range of $1.5 million (including one I bid on last year on Hicks & Pineapple), so I’m really not sure why the ask on this one is that much higher. It’s a nice apartment, but doesn’t seem to warrant a $750k premium over similar garden duplexes I’ve seen in the Heights.
I’m still floored by the price. Are apts. this much in this nabe? If so WOWZER.
How much is a 3-bed in the Jehovah building with views of city?
Don’t get me wrong. That parlour floor is very nice. There are no basement pics for a reason.
