This co-op at 278 Henry Street is most certainly droolworthy. The brownstone duplex (parlor and garden floors) has incredible original details, a nicely modernized kitchen and a beautiful landscaped garden. Oh, and it’s 25 feet wide. So the question’s not who’s going to fall in love with this place (because many will), but whether anyone will be willing to pay $2,250,000 for the privilege of living in half a house.

  1. Cgar, you bid on the duplex on Hicks? The one that was on the market forever after a million price cuts? I see they’re renovating that now. That ended up being a pretty good deal for someone, right?

  2. ET, comparable sized apartments in Brooklyn Heights — I’m talking Brownstone duplexes — can be had for $1 million less.

    BUT, those with the garden, i.e., the so-called garden duplexes, are very rare and tend to go for a premium, though ones I’ve seen tend to be more in the range of $1.5 million (including one I bid on last year on Hicks & Pineapple), so I’m really not sure why the ask on this one is that much higher. It’s a nice apartment, but doesn’t seem to warrant a $750k premium over similar garden duplexes I’ve seen in the Heights.
