This co-op at 278 Henry Street is most certainly droolworthy. The brownstone duplex (parlor and garden floors) has incredible original details, a nicely modernized kitchen and a beautiful landscaped garden. Oh, and it’s 25 feet wide. So the question’s not who’s going to fall in love with this place (because many will), but whether anyone will be willing to pay $2,250,000 for the privilege of living in half a house.

i’m confused on where u guys (CGAR etc) get your comps? $1.25MM for a non-garden brownstone duplex that’s similar size. pls show me comps < $500/ft. hell, show me anything in BH for $500/ft.
place isnt bad, but downstairs layout is weak. agree with whackamole…..
Choice may be 50% of all beef sold, but it is still pretty good, and largely because the slaughter process is more controlled. I used to have a subscription to ‘Beef Today’, and it isn’t a gay skin rag….
This is a nice house. But only one bedroom is really ‘usable’ in the yuppie sense — the back big one. The little one in back is too small for anything bigger than a crib; the front bedroom is sunny and LOUD, especially when the homeless guys are out stealing bottles.
The maintenance of 1200/month doesn’t generate enough income to pay for
taxes
heat
common electric
gas,
and (especially) repairs. Assuming that these buildings require roughly 1-2% of maintenance/year, you are looking at assessments of 15-20k every so often.
Otherwise it is nice, but I don’t see the point of paying nearly 850-900 per usable foot for a no-services building where you are 1/2 landlord but can’t control the tenant. I’d rather just buy the whole building and rent out half.
Actually, mckenzie, choice cut is middle of the road (its over 50% of all beef sold); prime cut DOES cost more, and makes up the top 3% of the market share.
Hell, you pay extra for the choice cuts.
This is choice.

Per usual, Pete provides the voice of reason. Well, on most subjects.
Very early this morning I hung signs (e.g., taped paper to lamp posts) for a school fund raiser thingy. The location of said items – which, oddly, offend certain curmudgeons – shall remain a closely held secret. Unless you walk by one.
What happened to that fireplace?
about $17k for entire bldg. or $700 month for this unit.
And bldg is 25 x 60′ — so this duplex about 2700 sq ft. (subtracting hallway on parlor level) – so $835 per sq ft.
Plus probably cellar storage and yard.
Doesn’t seem bad price when consider that.
The taxes are probably quite a bit lower than what you are paying. It is a 2 unit, so I’d guess that the taxes are probably no more than 10-15k for the entire building; maybe less.
Meanwhile, identical buildings on the same block pay 3x the taxes.
Totally unfair.
donatella, I get that but still stand by statement that I am paying more in taxes than these guys are which is crazy
