This co-op at 278 Henry Street is most certainly droolworthy. The brownstone duplex (parlor and garden floors) has incredible original details, a nicely modernized kitchen and a beautiful landscaped garden. Oh, and it’s 25 feet wide. So the question’s not who’s going to fall in love with this place (because many will), but whether anyone will be willing to pay $2,250,000 for the privilege of living in half a house.

  1. ET, I got this listing this morning from StreetEasy.

    Perfect location and layout for me. Love the kitchen / breakfast room off the addition. Love the garden. Agree with dave generally about built-in bookcases, i.e., I prefer a separate library, but if space doesn’t allow I’d put them in the parlor, though in a space look this, I’d expect much nicer built-ins with a cornice and probably cabinets beneath, not these.

    For me, only issue is the price, but that’s a small detail, lol. At this price, I’d go to another nabe, nearby, and buy and entire house. Oh, wait, that’s what I’ve been trying to do!

    I don’t like the bookcases in the dining room in this apt. either, but if I must live with them, I’ll sacrifice.

    But wouldn’t the “nouveaux riche” put doors on the bookcases to show their friends that they’re really rich cause they can afford extra wood for doors.

  3. Exposed bookshelves are a means for the nouveaux riche to pretend to their friends that they are actually educated.

    Unless there’s a separate library room (usually private and not for entertaining guests), they do not belong in the DR or LR.
