This co-op at 278 Henry Street is most certainly droolworthy. The brownstone duplex (parlor and garden floors) has incredible original details, a nicely modernized kitchen and a beautiful landscaped garden. Oh, and it’s 25 feet wide. So the question’s not who’s going to fall in love with this place (because many will), but whether anyone will be willing to pay $2,250,000 for the privilege of living in half a house.

CGar, you know I love you, but please tell me where I can get a Brownstone duplex this size in Brooklyn Heights for under $1 million and I’ll buy it tomorrow (and flip it next week for handsome profit).
m4l, if you re-read my 1:30pm post, you’ll see I distinguished between garden duplexes and Brownstone duplexes, both in Brooklyn Heights.
I have seen a number of beautiful Brownstone duplexes in the $1.2-$1.3 million range, some less than $1.2, some more than $1.3, so, yes, I think it’s fair to say that I’ve seen comparable sized Brownstone duplexes for $1 million less than the $2.25 million ask of this place.
BUT, I distinguished the garden duplexes from other Brownstone duplexes. The gardens command a premium, though I’ve seen them go in the $1.5-$1.6 range, including the one on Hicks that Ringo and I are discussing.
Ringo, the pricing on that place was bizarre!!! Started around $1.875m, cut cut cut, and then I made an offer, and the owner suddenly raised the price again!!! Brokers told me she didn’t really want to sell which is why she kept playing with the asking price and asked too much for the apartment in the first place (as I think these people are doing). My broker didn’t want me to get involved in that place because of the seller. Went through 3 or 4 big firm brokers, it was listed for at least 2 years. Beautiful place with interesting murals that wouldn’t have been my choice. Ultimately went for $1.475m or $1.5m as I recall.
on second look, perhaps the facade is in the middle of re-brownstoning? If so, I take back what I wrote about the disgraceful condition -although it still needs a new cornice.
The interiors are very beautiful, in case I did not make that clear previously.
That maintenance number can’t include the taxes. The broker is being cagey about that
Cash-rich, not-too-old people, 11217. I don’t think you can finance a 2-unit coop, and with that maintenance, it’s got to be a self-managed building. Maybe people upgrading from their 2-br coop on the UES?
The interior of the house is very Brooklyn Heights. The exterior on the other hand needs work.
I agree with 11217 that this is ideal for an older (over 35?) person but it would also work for a younger person seeking to build gravitas.
I think the price is outrageous especially as the facade needs a good deal of work and is borderline disgraceful.
CGar, no way a comparable brownstone duplex can be had for 1M less. I call BS on you. Cause I would put my $$$ where my big mouth is and buy that “comparable brownstone duplex” on the spot.
TextperV, for 2.2M, bypass Montclair. Go buy a big stone house in Chatham, Summit, Madison townships.
for that $$ I’d have an entire home in ‘prime’ south slope with rooftop garden boasting jacuzzi and ‘meadow’ and a saltwater gunite pool in backyard.
