This co-op at 278 Henry Street is most certainly droolworthy. The brownstone duplex (parlor and garden floors) has incredible original details, a nicely modernized kitchen and a beautiful landscaped garden. Oh, and it’s 25 feet wide. So the question’s not who’s going to fall in love with this place (because many will), but whether anyone will be willing to pay $2,250,000 for the privilege of living in half a house.

    Biff, with this I would agree with you, the operative word, as I said to you, being “now”. Since I started looking again last year, I saw a few Brooklyn Heights duplexes, with NO gardens, in the $1.2m – $1.3m range, and the only duplex I saw with a garden (and I only recall seeing one before this one) was the one on Hicks which I think went for $1.475. There was another garden floor apartment on Remsen, with a double lot deep garden, thoguh the apartment didn’t live up to the garden, that sat for a long time, with an ask of $1.2m or $1.3m, and I don’t know if it ever sold.

    you can buy 3 limestone townhouses in Bay Ridge for this price and have $ left over for a nose plug.

    Biff, mon frere, I realize the lights on the trading floor are getting to your already addled brain, but I did not say you can get a comparably sized Browstone duplex for less than $1 million. I said you can get one for $1 million LESS than these people are asking, give or take (see my 2:16pm for my clarification to m4l), which means the $1.2m to $1.3m range. And before you jump down my throat (nh), I excluded GARDEN duplexes.

  4. CGar, no garden needed. if a comparable brownstone duplex (size, details, location,…) can be had for 1.25M, I would buy it on the SPOT (even if I need to rob a few banks on the way to the closing).

  5. Oops, apologies to CGar; I misread your post. I thought you meant for under $1MM, period, not for $1MM less. Having said that, I still think it isn’t easy to find a Brownstone duplex for under $1,250,000 in that location, with that space and in that condition (granted, the listing doesn’t show the entire apartment).
