If you like the idea of living in a floor of a brownstone in the Central Slope, this two-bedroom at 790 President Street is probably worth a look. If you can handle the railroad format, you’ll find a nicely restored apartment with lots of original moldings along with some stained glass. At $590, the monthly maintenance is manageable and the asking price of $669,000 seems right down the middle. The first open house was yesterday. Did anyone go?

  1. “You gotta REALLY love original molding and “period details” to plunk down 669,000 for this clunker. For that amount of money I’d kinda like a living room that dosen’t overlook an air shaft.”

WARNING: a blast of common sense passed through Brownstoner. Please disregard. Please return to your keyboards, and be ready to rip apart the next “fugly” new development that comes up.

  2. BHO isn’t really a buyer. He’s the Glenn Beck of Brownstoner…not REALLY in the market, but just likes to spout nonsense to get people riled up, but the people with a brain know he’s just in it for the attention.

Doesn’t mean some of the points are valid, but he’s unable to bring them to the table in a factual, informative way.

There are real buyers on this board and they look at comps and they go look at homes. They know the drill and aren’t scared away by BHO. That is evidenced day in and day out here.

  3. It’s about $3400/3500 a month to own at asking price.

With the mortgage interest deduction, this comes in right at about the level it would be to rent a similar apartment. Given that it will probably go for a little less, it’s about on target.

And this is in the PS. 321 school district.
