Looks perfect for one person, maybe a little tight for two (especially if they’re clothes horses). Maintenance is $436 and the price is $310,000. Reasonable?

  1. Hmm, I had a friend who lived either in this building or an adjacent one. Identical layout. It’s basically half a brownstone floor so pretty tiny. The difference was that she had a huge (200 sq ft at least), south-facing roof deck over a rear extension. Not that made for a very sweet situation. But w/o that outdoor space, a couple would go crazy.

  2. Not about to break my habit of not spending time on this part of the site, but come on: this apartment is obviously half a floor in the back part of the building! Another glorious Corcoran listing missing a few essential details. Much like that beautiful (sincerely) Dean St. house the other day, where Corcoran somehow managed to omit the details re: outstanding DOB violations and illegal curbcut.

  3. the park slope side of prospect park is pretty lame, the other side is where the real action is. no clue how it works with off leash dog hours. i dont believe dogs should be off leash, ever.

  4. CGar, then mazel tov and enjoy your new home in the slope. Just not sure where you’ll even have room to store your organic foodstuffs and shade-grown hemp clothing sewn by fair-trade albino tibetans (that’s an actual store on 7th ave)

  5. CGar – are you currently shopping for a 1 bdrm? I imagine the park is great for dogs, but I don’t spend enough time in PS to know if they have runs. When I do go there I am always overwhelmed by the number of strollers.

  7. We’re actively looking (half dozen open houses/showings per week), so I’m getting up to speed how to automatically discount sq ft.

    Also, IME closings these days – at least in the nabes we are shopping – are almost always 5-15% below ask.

    This isn’t our market, we need a 2 bdrm, but any place we look at, as soon as we walk in we immediately divide stated square footage by 1.2 and multiply the price by 90%.
