Smaller units always wind up selling at a higher price psf.
I’m wresting with how much the Jefferson Ave house could sell for at 1,182 sq. ft or expanded to 1,360 sq. ft. fully renovated. Mine sold for $320 psf in 2007, fully renovated and that would only bring in $378k or $435k for the house ($250k purchase and $150k reno = $400k), so not even worth it!!!
Should a smaller one family detached house sell for more psf?????
building is 21’x53′.. That is 900+ per floor and 1/2 floor of about 450 sq ft.
And I know common area/stairway takes up room….but that is how sq. footage is done. from outside measurements of buildings…and then divide it up. You don’t subtract that stuff out.

BoerumHill, I have 2 friends each of whom has a Havanese. Very sweet, very good dogs. One of them has an unbelievable amount of energy though.
No dog runs that I know of in Cobble Hill, though, surprisingly dogs ARE allowed in Cobble Hill Park (on leash). I like the CGardens dog run. The dog owners in the dog run by the BQE on State Street are snotty so CDog and I stopped going there.
Who wants to get a drink in PS around 4:00 or so????
dibs – Havanese have a very gentle disposition, great with small children. We’re not going to require Chloe to be responsible in the way we would a grade school child…but actually, now that I think about it…you may be on to something…

Argg, a little chopped up bit of a brownstone at a relatively high price — no thanks. Better to buy a proper apartment or a floor through somewhere else.
I’ve heard of a Havana Brown cat but never a Havanese dog. Are toddlers responsible enough to own a dog???
That’s what I thought…Hillside is a great run, and the little one off Columbia Place/State is nice. Carroll Gardens has that one they rebuilt at Hicks and Rapelye St…but IIRC Cobble Hill doesn’t have a dedicated dog run, correct?
