It’s been almost a year since we took a look at this eye-popping lower duplex at 22 8th Avenue in Park Slope. As far as we can tell, it’s literally flawless, so price must be the only thing standing in the way of a sale. When it hit the market last February it was asking $2,200,000. Now, after a brief stop at $1,950,000, it’s listed for $1,800,000. The monthly maintenance of $2,263 probably isn’t helping when potential buyers weigh this place against an entire house a little south of here. All we know is that whoever ends up living here will be one happy camper.

It’s good to compare, since I would guess the buyer for this PS home will come from Manhattan. Just a guess.

I wanted to find something I could remotely compare it to in Manhattan (co-op, no doorman, duplex, etc).
This place is on the UWS, priced 600K higher than the Park Slope place, maintenance is a couple hundred higher per month AND it’s 1,000 square feet SMALLER than the Park Slope place, or 2500 square feet smaller when taking into account the basement.
Nice looking place though. Not my cup of tea, but the outside is gorgeous.

11217, $1 per sq ft sounds bk heights. besides, the 1358 is excluding coop mortgage, ppty tax, etc. so apples to apples to park slope coops that have no underlying mortgages, this does feel very high. recall seeing a bunch of 1000 sq ft units with maintenance of low 500s to low 600s per month.
This is a 3,000 sq. ft. unit, m4l, so as compared to the 1,000 sq ft units, it’s even LESS psf.
And I stand by that statement for buildings with no doormen, no amenities, etc. Recent increases in taxes, insurance, etc. will affect most properties and I would be more than happy to have maintenance of $1 per sf in a location like this.

I believe $1 per sq foot for maintenance is still a good deal in a prime Brooklyn neighbourhood like Park Slope (and BK Heights). It’s much higher in similar homes in Manhattan.
11217, you’re right. The frownstoners just don’t understand how big this place is. It’s larger than my three storey home (cellars not included).

I wonder if those giant ultra-wide lens pics are helpful or not. Those rooms are plenty wide at 16 feet, but these pics make those main rooms r-e-a-l-l-y wide. Potential buyer may walk in and think, “oh”.

you’re right in that it’s a very tough sell to a whole house in the hood.
