It’s been almost a year since we took a look at this eye-popping lower duplex at 22 8th Avenue in Park Slope. As far as we can tell, it’s literally flawless, so price must be the only thing standing in the way of a sale. When it hit the market last February it was asking $2,200,000. Now, after a brief stop at $1,950,000, it’s listed for $1,800,000. The monthly maintenance of $2,263 probably isn’t helping when potential buyers weigh this place against an entire house a little south of here. All we know is that whoever ends up living here will be one happy camper.

Au contraire mon ami. Yes, I did live there (as much as one can “live” on the UES for a number of years). I sold my place on the UES in March 2007, which is when I moved to Brooklyn.
So I AM the smartest, after all.

FOT, a lot of the buyers coming from manhattan have a strong coop/condo mentality. This place is really cheap on CCs compared to Manhattan.
At $2,263 with 40% deductible means taxes are $10,862 and CCs are $452 psf. That’s really cheap for 3,000 sg ft in Manhattan, REALLY cheap…PLUS you get the basement for free.
However, i agree that you can get a really, really nice brownstone for $1,800,000 with much lower taxes. Not everyone wants one.

Problem is…in this part of Park Slope, what you get for 1.8 million in a house is a 16 foot wide 4 family with one picture.

The home for sale on 8th Avenue is museum quality, which is I think why it’s priced so agressively. It’s nearly perfect.
