It’s been almost a year since we took a look at this eye-popping lower duplex at 22 8th Avenue in Park Slope. As far as we can tell, it’s literally flawless, so price must be the only thing standing in the way of a sale. When it hit the market last February it was asking $2,200,000. Now, after a brief stop at $1,950,000, it’s listed for $1,800,000. The monthly maintenance of $2,263 probably isn’t helping when potential buyers weigh this place against an entire house a little south of here. All we know is that whoever ends up living here will be one happy camper.

    Okay, it’s a very nice looking place overall BUT;
    – the kitchen in my apartment is bigger than this one, and my place sure ain’t nothing special
    – ditto terrace
    – ditto third bedroom
    – that rounded-stone fireplace is fugly to me

    This place is 25 feet wide by 60 feet long, is a duplex, AND comes with a 1500 sf basement.

    That’s 4500 sf of space, 3000 sf of it not including the basement.

    That’s not a lot of maintenance for a place that ginormous. It’s actually pretty cheap if you consider that last week we saw a 1 bedroom in Brooklyn Heights with $1000 maintenance a month.

  3. It is beautiful indeed. Love all the details, except for the fireplace, which is really not my cup of tea at all.
    Can’t make sense of the price / maintenance. Always v.suspicious of high maintenance.
