It’s been almost a year since we took a look at this eye-popping lower duplex at 22 8th Avenue in Park Slope. As far as we can tell, it’s literally flawless, so price must be the only thing standing in the way of a sale. When it hit the market last February it was asking $2,200,000. Now, after a brief stop at $1,950,000, it’s listed for $1,800,000. The monthly maintenance of $2,263 probably isn’t helping when potential buyers weigh this place against an entire house a little south of here. All we know is that whoever ends up living here will be one happy camper.

    love the setup of duplex with basement below, but really for that kind of coin, are you really going to accept housemates (kids!!) stomping on your roof?

    99/100 possible buyers will prefer NOT living under someone else, so seller needs to hope there are 100 buyers in this market.

    price will adjust to high mainenance. to me that maintenance is worth 150-250k chop off market price of an apt with a normal monthly.

    nits: minimal yard, 60 ft deep means dark interior rooms.

  2. Yes, beautiful apartment. But the maintenace cost is high, especially because there is no doorman…..

    also, it’s near flatbush. Very busy and loud.

    No, I don’t.

    Anything under $1 per square foot is considered a good deal. I realize that the sum itself is large, but not for what you’re getting.

    But the unit is a tough sell given the high cost of ownership compared to a full house, so someone will just need to fall in love with the place.

    Well, someone who can afford it.

The nice part of this floorplan is that the staircase to the lower level of bedrooms is “interior” to the unit. that makes a huge difference vs. having to go back out into the common area to get from one floor to another. From the date and style of this house, that back set of stairs is probably original and was used by the help in going from garden level up.

    I’m pretty sure that William Gaynor had the whole thing when he owned it – and didn’t have his master bedroom in the basement.

    Plus, my old house was a former residence of the mayor of Newham so I have high standards 😉
