It’s been almost a year since we took a look at this eye-popping lower duplex at 22 8th Avenue in Park Slope. As far as we can tell, it’s literally flawless, so price must be the only thing standing in the way of a sale. When it hit the market last February it was asking $2,200,000. Now, after a brief stop at $1,950,000, it’s listed for $1,800,000. The monthly maintenance of $2,263 probably isn’t helping when potential buyers weigh this place against an entire house a little south of here. All we know is that whoever ends up living here will be one happy camper.

  1. Beautiful place, a few small comments:

    1. Master Bedroom on street level, facing the street = lame
    2. laundry access through a bedroom = lame
    3. small kitchen = lame
    4. access to backyard (is there even?) through bedroom = lame

    I definitely feel this place is trying to be something it’s not. 1.8 mil…keep dreaming.

  2. interesting that with all our talk of color lately this place doesn’t use it…off-white/beige even in kitch.
    And still a lot of maint. , 11217. How much does it cost to operate a large fullsize house which this whole coop bldg is? Must be one big underlying mortgage.

  3. For better or worse I remembered it instantly b/c of that painting.

    It doesn’t get any more beautiful than this. It’s stunning.

    The maintenance is ridiculous though, what exactly are they maintaining that requires this much money? Granted my whole single family house is slightly smaller than this duplex but even with some significant recent facade and roofing renovations what it costs to maintain it doesn’t even nearly come close to this amount.
