We like the feel of this one-bedroom co-op at 220 Congress Street in Cobble Hill, even if the kitchen ain’t much to look at and we strongly dislike the bathroom sink. The built-in shelves in the living give a cozy feel and the corner orientation provides nice light; at $677, the monthly maintenance probably comes out to about a dollar per square foot (no exact size is given). And there aren’t really a ton of real apartment buildings in Cobble Hill either. The asking price is $499,000, slightly less than a 750-square-foot apartment down the hall just closed for.

  1. I love Cobble Hill! Unfortunately, I’m a long-time renter, not owner. I remember when apartments here going for 350K for 2BRs. I think 425k (location, location, location) might be more realistic for this one.

  2. Let’s see…according to my calculations on the floorplan, it’s barely 600 sf. So that makes the maintenance more than $1 per square foot (and the price of the apt. over $825 psf) in a declining economy in a building which resembles nice public housing?

    I don’t think so.

    I wouldn’t pay anything close to 499K for this.

  3. oa: definitely check out cobble hill. it is the best neighborhood in brooklyn.

    i wish apartments like this were more in the 250-300k range. i’m afraid i’ll never be able to buy in this city.
