We like the feel of this one-bedroom co-op at 220 Congress Street in Cobble Hill, even if the kitchen ain’t much to look at and we strongly dislike the bathroom sink. The built-in shelves in the living give a cozy feel and the corner orientation provides nice light; at $677, the monthly maintenance probably comes out to about a dollar per square foot (no exact size is given). And there aren’t really a ton of real apartment buildings in Cobble Hill either. The asking price is $499,000, slightly less than a 750-square-foot apartment down the hall just closed for.

I love Cobble Hill! Unfortunately, I’m a long-time renter, not owner. I remember when apartments here going for 350K for 2BRs. I think 425k (location, location, location) might be more realistic for this one.

I’d rather have this 1 bedroom for 100K less, 10ft ceilings, one block from Prospect Park and a partial view of the park from your windows.
Oh, and the building is GORGEOUS!

It doesn’t even have a doorman.
In a low service building, that maintenance is rather outrageous.
I actually agree that Cobble Hill is the best neighborhood in Brooklyn, even though I do not live there.
Let’s see…according to my calculations on the floorplan, it’s barely 600 sf. So that makes the maintenance more than $1 per square foot (and the price of the apt. over $825 psf) in a declining economy in a building which resembles nice public housing?
I don’t think so.
I wouldn’t pay anything close to 499K for this.

i wish apartments like this were more in the 250-300k range. i’m afraid i’ll never be able to buy in this city.
