Steam Heat Question
Last night, my heat wasn’t on, so I went and checked and saw the water in the little glass tube on the boiler (I’m sorry, I don’t know what it’s called) was low. I added some water, about halfway up the glass tube, the boiler came back on, and I thought everything was fine. But this morning, the radiators were cold again, I went back and checked, and the water was too low again, not empty, but low in the glass tube. I added water and the heat is on for now, but what could be going on? One radiator is leaking a little bit, but could that be enough to cause this? One other possibly important detail: the other day, my husband thought the tube was empty, added some water and then realized it wasn’t empty, it was completely full (water came out of the relief valve, I guess). He doesn’t know how it would have been overfull any more than I know how it got to be so low. So the water level seems to be fluctuating weirdly. Any insights appreciated. Thanks so much! Suzy

I’d suggest getting a good HVAC guy, plumbers are good but… and have them run a thorough check of your system before next season and add an automatic feeder. They should service annually for preventative measures. Nothing worse than heating problems than in the middle of a snowstorm and no one can get to you! Good luck.

Hmm. I’m not sure what I’m looking at with the pressuretrol– there’s a column on the left marked “diff” and that’s set at 1.5 and there’s one on the right marked “main” and that’s set at 2.5\. And the leak turned out to be a broken valve at the bottom of the boiler– it was just streaming water. So at least that mystery is solved.

Thanks for your candor, no-permits. We’ve had good experiences with B & D in the past, but are not pleased with this current scenario.

i’ll add something else, which will probably get deleted, but john from gateway (master plumber) needs to spend more time on service calls/hiring better people than on the forum. he talks a good game but he will just bang anyone who calls for $500 and tell then they need a new boiler or other expensive job. i’m not getting into a back and forth with you about this but you’re a rip off.

B&D is terrible. used them when my regular guys weren’t available. since there is no negative feedback allowed on the forum, i’ll counteract it with a positive. i can’t say enough positive stuff about eman. he’s thorough, genuinely cares and knows it all when it comes to this stuff. what to do cate? do you delete this or not? 🙂

puddles next to the boiler could well indicate a boiler leak or a rotted joint in the near boiler piping… B and D should have spotted that

Thanks so much to everyone who replied! We ended up getting B & D to come over, and they replaced the pressuretrol (?), the water intake valve (we don’t have an automatic water feed– we have to add water regularly), and the pressure relief valve (which is where the steam was coming out– apparently it was really old and stuck open). We had a family event on Long Island all day, though, so weren’t around while they were working– we basically let them in and ran out the door. When we came home, the B & D guys were gone, water was too low again, and the heat was off. But at least when we added water the boiler came back on and nothing weird was happening, so that’s progress. This morning, same thing, and there are definitely wet spots/ puddles next to the boiler, so I think that, in addition to everything else that was wrong, we still have the problem Master Plumber originally diagnosed– a leak in the return pipes.

Every home owner should have on their roster of maintenance people a boiler mechanic who will regularly service the boiler at least once a year and on a call basis as needed. A mechanic that gets to know your boiler and system, not some random tech each time you have a problem. Find one now, you need one, it sounds to me like the automatic water feed has gone.

I agree, it may be a failure in the return pipe and the automatic feed…Please be careful and have a licensed Plumber inspect it.

I just went and checked to see what the water is doing now, and it’s bouncing up and down in the glass tube (the boiler is really going now) and there’s steam coming out of the boiler from a little valve thing. Is that all normal?

You probably have a leaking return pipe. Check around for the pipes that run along the cellar floor and see if there are any wet spots or if the pipe disappears into the floor at any point. If it does, that’s probably where you’re losing water. An automatic water feeder is not completely reliable, so it may be failing. Same goes for your low water cut off device if it’s a separate unit. You should have a qualified boiler tech check it out. That may or may not be your plumber.
