Separating a single zoning lot into two separate tax lots - who to consult?

We have a property that was once two separate zoning lots, one with a building and one vacant lot, but are now joined as one zoning lot. At some point they were officially combined. We now want to build another separate building on the vacant lot, though it isn’t big enough to be a compliant lot on its own since it doesn’t have enough lot footage but it does have the FAR and other necessities to build. So we can’t make it back into its own zoning lot. We heard we could split it into two separate tax lots, while still keeping it one zoning lot- we’d like to do this mainly to not allow the taxes on the current building to skyrocket because of the new building on the vacant lot, since the taxes currently are pretty good. Who would we speak to about this particular issue? We’ve spoken with some architects already who have some ideas, but we want to know particularly about the process of splitting into separate tax lots and how that will affect things (i.e. projected taxes) and if down the road one building could be sold. It’s a bit of complicated situation and not a real common scenario so we just want to connect with the right specialist- any ideas? Thanks in advance.
