How Much Value does Adding a Half Bath add to a 3 BR rental or condominium

Not to sound contrary, but to many the half-bath in a one-floor apartment is rather useless addition (I’m one of them) – what many really need is a whole bath with a shower so two people can get ready for work at once. Is there any way you can rework the space so as to add a shower to get a full bathroom in there? That would be of unquestionable value, especially in a condo. It also depends on who your expected interested tenants are. In a brownstone, only one of those bedrooms is likely to be good sized – the others will be narrow and small, and likely seen by many renters as rooms to be used as offices or other non-sleeping uses – not necessarily as rooms for another person to squeeze in.

I have a four unit Park Slope Brownstone zoned for PS 321\. I’m about to renovate the top floor unit – will be a real three bedroom after the renovation. Question is do I take out a small closet and airshaft and add a half-bath? Is it worth the cost? Someday I may convert the apartments into condos so I’m also thinking of the sale value as well. thanks.

Are you deciding between 1 and 1.5 bathrooms for the 3 bedrooms? If so, I’d say go for the half. An extra toilet and sink is a godsend, imo, for a space being shared by several people. We actually rented a 2 bedroom (as a couple) once that had 1.5 baths and just for us we ended up loving having that extra half bath. We were just looking for 1 but that extra half probably helped us pull the trigger on that place.

I’d say you could expect to get a bump on your rent Of $200-300/mth on a true three bed with 1.5 baths. Depends on location in slope, actual Sq ft of the unit Etc… But extra half bath will make a difference to A lot of renters. I manage a building where I have a three bed with single bath and two bed with single and both tenants would pay more for the half.

Thanks for responding Poster and Prime. The location is 2nd between 5th and 6th. It’s a big decision to make – will be a substantial cost for a rental.
