Firestone rubber roof

Our flat roof covering –the black APP material, installed over 10 years ago — is showing signs of wear and needs replacing. A roofer (who was recommended by many people on Brownstoner) suggests re-covering with a Firestone rubber material, which is coated with a ceramic mineral to make it reflective. He says it will last 25 years, and guarantees it for 20\. Has anyone done this? is this now the preferred material? His price was $6500.

Thanks. The house is 20 x 45\. Yes, it was nick at Leakmaster. He seems knowledgeable and honest but I will try to get a couple more estimates, and ask more questions about the material.

Consider the cost of the actual roofing material.  For another product that I am currently using, material cost per square (100SF) is about $275\.  For a 20 x 50 roof, materials alone would cost $2750, not including flashing.

Sounds like you used Nick.  I did too.  It’s pretty high quality stuff.  I paid the same price for a 20 x 50 roof after getting two other estimates.

What is the size of your building? The price seems to high to me, and who knows maybe the contractor trying to take advantage of you being too nice. I wander what is the contractor trying to do. I he going to take old roof out or just put new rubber roof on top older one. if he is installing new rubber roof on top of the old one then price is too high but if he is taking out older roof and might replace some of the plywood then it is a good price. Call Millad at 718-669-8305\. They are good and reliable and price is reasonable. Plus 20 years warranty seems fishy to me. it is hard believe some one can give this long guarantee.

Be sure to get at least 3 estimates.  See what the other roofers say.  I found a highly recommended roofer on brownstoner whose price was triple everyone else for work that was unnecessary and did nothing to address the problem I was having.  Sometimes it’s the same few (or one) recommending the same trades over and over and sometimes good judgment is lacking.
