Hello Brownstoners, Has anyone worked with Eric Lee of Sowae Corp? I’m seeing his name attached to quite a few short sale properties in Bed Stuy and am wondering if anyone’s ever worked with him. He requests that all bids be made via email; you only get notified if they accept your offer. Might anyone have any experience working with him? Advice on the best way to contact him? Finally, any recommendations for realtors with experience with short sales in the Bed Stuy/Crown Heights/Bushwick areas would be MOST appreciated. Many thanks.

How does one become a short sale realtor? Do you mean someone who contacts people underwater on their mortgage and convinces them to take a massive credit hit? If that is the case it would seem impossible since the market is at all time highs. How does anyone become underwater at peak valuations and tight lending? Beware of scam. Or do they collect your info via email and phish your confidential data to steal your identity. again, beware. No one buys a home via the internet, and certainly should be weary of a broker from a no name agency. There are so many things wrong with this post I won’t even get into the rest. But a short sale broker specializing in the nyc area would be a very poor one indeed in the offhand chance they were legit. Danger Will Robinson.

I’m also a broker. I have made contact only thru email. You are right in that he only replies thru email. At least thats my experience as I’ve called many times and never gotten him on phone or had a call returned. You submit an offer with terms. And then as you’ve said, if accepted you get to inspect the property. I have a client I’m submitting today so will see what happens. And if you’re a broker, you probably need to get your fee from your buyer.

Keep in mind that this guy started his “business” in Sep 2012 and has tons of MLS listings (60+) – many with 20-40+ year old tax photos and a description that reads like public info. Sounds like buyers may be brought on a fishing expedition for Mr Lee’s commission – – at best. I would ask if he is engaged by the seller – and not be surprised if there is no response.

the deals are too good to not to investigate. I have tracked just one sale 452 Baltic street, it was listed by SOWAE and it was sold for 325k – too good to be true. And there is no record of him brokering a single deal???? there is a lawyer associated with this transaction: Ronen Shiponi 107-06 71st Road, suite 2, Forest Hils, NY 11375, 718 897 9100, sherene@shiponilaw.com, I am trying to contact him to verify the SOWAE involvement. I think he should be investigated. Realtors should uphold a high standard and be accountable for the way they handle clients. I understand that he may not want many calls but looking at his listings how is anyone sure that he actually has permission to post those listings? I have seen and heard of shady brokers doing shady things to get listings. Is anyone questioning him. Why would you submit your listing to an email address and no direct contact to the listing broker? That seems to strange and shady. My clients information is confidential and I want to protect them by any means necessary as all Realtors, agents, brokers etc should. Sending personal financial information along with an offer to a fax or email address without talking to someone just does not seem right at all. There are too many thieves out here that hide behind licenses and pay for memberships to seem legit in order to gain capital by any means necessary.

No updates, unfortunately. Eric Lee is definitely giving me a bad name. His listings are too good to be true and i have so many hot leads coming in for his listing and only for them to get disappointed that its unavailable. I personally went to one of his listings and spoke to someone claiming to be the owner’s sister outside and she told me that the building was sold a few weeks ago. I looked on the ACRIS a few weeks later only to find the house hasn’t been sold but refinanced… I would love to find out who to report this guy to. Anyway for all you action takers, You can storm into Eric’s Office and get some confrontation and answers, apparently located at 135 Grand St Fl 2 New York, NY 10013 in the Lower east side Manhattan.

No reply. He had explained to me that if the bank did not accept the offer, I would not hear from him. So I guess thats where we are. Like others, I have people calling me all of the time. But the place my buyer was interested in had an asking prices of 350K. Comps tell me this won’t sell for less than twice that. And my research also told me that there was an outstanding mortgage of about 600K as I recall. So no way in this market the bank will let it go for 350K. My guy submitted 550K.

Looks like he has posted his license number on an App site to obtain more traffic? Maybe reporting him will help? Broker with Sowae Corp License Number(s): #103112037, Truwila or what have you has him listed with that license number. I say exspose him via internet, Twitter, IG and what ever news outlet wants to run with his information.

And I checked the Data base for licenses for Eric Le, looks like this is all of the information I could obtain. I wonder if they only work with Chinese investors? Maybe that’s why no one has heard back. I may try to use them but I would only use a Certified translator, when dealing with legal issues such as Money, and proerpty. That’s my belief!
