Hi there, if you want to know the market value of the property then you should go for a realtor. they will not surely give you appraisals but give you a market evaluations. So if you are planning to [buy a house in essex county NJ](http://century21essexcountynj.com/buying/), then going with a realtor is a good idea.

An Appraisal is a very arbitrary barometer of market value and the reason for the appraisal, even by “appraiser” standards will vary greatly. If you want an appraisal to buy out partners, you general get three appraisals: one by the buys, another by the seller and if they are wildly different a 3rd. And it is amazing how different they can be. If you are appraising for Estate purposes, the appraisal will normally be kept on the low side. If you want an appraisal for todays market, what you could realistically expect to get for it if you put it on the market today… not 3 months from now, nor what things went to contract for 3 months ago… but now. Then get at least 3 brokers active in the area for what you are selling: a townhouse broker for a townhouse, a co-op broker for a co-op etc. And listen very carefully; are they bidding to get the listing (high) giving you a sales pitch and stroking your ego or are they being realistic… it is tough for the novice to get the nuance of that call. But to refer an appraiser it helps to know the reason for the appraisal.

Are you doing a refi? I am not sure why you might need an appraiser outside of needing loan approval. If there is a bank involved, you usually need to work off of its list.
