where to list a rental

In ancient times, I used to place ads in the NY Times and Village Voice. About eight years ago switched over to craigslist. Lately, this isn’t getting me anywhere either. The response is weak and most people don’t keep their appointments even after I scheduled them. I wasted $100 on the NYT website, getting only one reply in three days from that. Any ideas?

I’ve had pretty good experiences using craigslist for apartments / roommates. You just have to weed past the shady stuff.

A lot of times when I’ve placed an ad, I use proper photos and written sentences. What I got were legit responses and people that mostly made their appointments. If you put up a shady posting, you’ll get nothing or shady people. If you put up a legit posting, you’ll get legit people. That’s been my experience so far.

As a renter who would love to be a tenant in an owner-occupied building (or at least have a landlord who is friendly, responsive, and a human being as opposed to a brick wall management company), I use Craigslist but feel like if I find something really good there it will be a fluke. It is pretty hard slogging through all of the fake “for rent by owner” ads. Try using language that stands out from those ads and posting pictures. My boyfriend found his place on the Brownstoner Marketplace.

As a renter, I automatically discount any listing on Craigslist that contains any writing at all in ALL CAPS. Write in full sentences and include a decent picture or two and you’re leagues above most of the other listings, I think.

I have heard from tenants that craigslist is so full of shady brokers that they have a hard time weeding through the listings there… but I agree, with a rental, the price must be right. If it is, they will find you. You can also list with a realtor, it’s no cost to you.

I never had a problem renting via Craigs, but I haven’t had a vacancy since I joined Facebook. I’m not a fan of renting to friends, but they might know friends….and so on and so on.

Craigslist is finally getting competition via social media and other sites. My agents have been getting a decent response from naked apts but as bknite said – if you have an ad with good pics and a realistic price, there is no reason why it should not be rented via craigslist.

Agree, craigslist. Twice in the past year, rented an apartment with craigslist. Listed two days, got an average of 25 appointments, around 15 showed up, and 5-7 applied for the apartment. Since you only need one tenant, seemed to work great, we had plenty to choose from. You just need good pictures, and if possible a floor plan. If you have those and still no response, it may be the location (does everyone everywhere use craigslist?) or, as bklnite says, the rent.

Craigslist. You may need better pics, a better description of the apartment’s features, or a lower rent.
