Condo By-Laws/Rules&Regulations

Our 8-unit condo needs to update its by-laws, and doesn’t have the money to hand the task over to an attorney. Does anyone have examples of by-laws that work well? Particularly interested in adding something about a imposing a reasonable fee on future resales to help with a capital fund. Also, wording on requiring that owners who are undertaking major renovations to provide proof of insurance and the building being names as co-insured (not sure if that is the correct term) during the project.
