backyard deck & fire escape construction vs Landmarks
We are looking to build a deck and alter the fire escape in the backyard of our townhouse, which sits on a landmarked block in Bed-Stuy. Our architect has researched building code, and he has designed a plan in compliance with the code. We are also working with a structural engineer. However, we could not find anyone who has experience with Landmarks on a similar job — we don’t know what to expect from them. Does anybody know what Landmarks are looking for when approving decks in the backyard and fire escapes alterations? Thank you!

Thanks for the reply! The back is completely hidden from the street, so that is not an issue. We have an extension on the back with nice original bay windows to the side, and part of the alteration is to move the fire escape from front of the bay windows to the back of the extension, where there are no windows.

Landmarks only has a say if it can be seen from any street within the Landmark district. Are you close to a corner? Got a vacant lot behind you? Landmarks typically hate fire escapes, but know they are a required necessity in the City, they typically do not object to changes if it is kept to the rear of the building and it complies with DOB requirements. But the new deck, if it can be seen from the street, it is best if you can make it look like one of the old tea porches etc. or as part of better emergency exit, do you have an elderly or disabled/handicapped person in residence?
