Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Where to start?? 1\. If your sewer pipes are clear, you should get no flooding from the gutter emptying into your sewer pipes. 2\. If they are clear and you are getting water in, where is it coming from? Just the yard area? Is it because the original gutter was backing up or is it from rain collecting near the foundation? 3\. Did you not discuss any of the placement of the new one with your developer??? That’s a ridiculous design even if it does have to be drained into the yard. I believe rule of thumb is 1/4″ drop per foot for adequate flow. 4\. There are much better looking drainpipes to be installed. Most brownstones seem to use the brown tbular ones (not fluted) for the best look.

@Arkady: Yes, if you could provide that info, it would be appreciated. @DIBS: The flooding only occurs during massive rain events. The water backs up in the system and bubbles-up from a basement drain. I agree the current design is ridiculous and needs an improvement. Looking for suggestions / guidance on this.

I suspect then that your sewer/waste pipe in the basement is either undersized, not sloped properly or has a blockage somewhere. The correct situation should be able to handle even the worst of rains. If this same “developer” installed it, I’m guessing that it was done wrong.

use a grinder, not a sawzall. keep the gates in case deblasio is re-elected. btw, i wouldn’t recommend removing gates from the garden level. parlor floor is probably safe without.

MP – yeah-I’ve come upon that article a couple times. I also saw your website’s words of advice on tankless units (after I installed mine). Different people claim different systems are more efficient than the others. It’s hard to tell, especially when one accounts for personal water usage, which isn’t necesarily the norm. We don’t like waiting for hot water, but we hope to correct that with a recirc pump, if that doesn’t cancel out the energy savings. For me, other than energy efficiency, which I could’ve achieved with other technologies, the space-savings is fabulous. We live in a duplex with the boiler on the lower floor. It takes up very little space, which leaves room for laundry, tools, etc. I guess time will tell. Thanks.

As per NYC Building Code Chapter 11 all roofs must drain to the sewer system. Please note that 1″ of rain fall on a 1000 sf building is 600 gallons, for 500 sf, 300 gallows, etc. The average rain barrel is 30 to 55 gallons. You can get systems to divert to a rain barrel until reaching a fill line, but you don’t want to be dumping rain water from your roof into your neighbors and your tiny backyards. The cellar water problem you describe sounds like a partial blockage. Also, your rear yard may not be properly sloped away from the building – the rule of thumb is 6″ in the first 10′.
