Hi.  Sorry for late replay but I only check the Forum intermittently.  My glass wall project was part of an overall gut reno, All Renovation was my GC (actually replacement GC, and they did a great job!) altho the glass wall part was done by my first GC (who was good until he went bust and disappeared).  And I listed costs from memory.  But since everyone is calling “challenge”, let me go check my records. 1\.  My glass wall was part of a bigger project and I only mentioned what I remembered as the “direct costs” (the beam, the sliders, I thought the labor breakdown).  So guess if you do it standalone you would need to add many costs, such as architect, structural engineer, etc.   2\. I checked my old spreadsheet.  Rustydevon, you are right!  My “$10k/flr” is way low!  Sorry if I got anyone’s hopes up.  Just my direct costs were $21k to Marvin, $8,400 for the steel (installed cost). Structural engr was a few $k.  I don’t have a break out for GC cost for just this part.  If I had to guess how much a GC would charge just for this, I’d guess at least $10k.  Not sure you need an architect just for this. 3\. Using standard sizes is always much much cheaper than custom.  I think I used standard sizes on garden floor (~ 14″ wide) but custom (doors + transom about 10′ of glass) on the parlor.      4\.  Went with Marvin bc heard mixed things about Pella.  And Marvin just seemed better than Anderson.  Very happy with the Marvins. 5\. Ask pmmtenement for his vendors.  It sounds like he got virtually the same job done for much much less.  Good work pmm! Please let us know how it goes.

Well, thanks for all the input. The house is on Clermont between Fulton and Greene. I always lock my back door at night and when I go out, but frequently left it open for hours if I was at home. I will discuss some other security precautions with the contractor – maybe there’s a grill that won’t ruin the view. –Lisa

I think the theory that if your house is harder to get into than neighbors that’s the key… burglars are lazy or they would be in another line of work. We had contractors who wanted to remove back window bars recently and everyone thought I was crazy but I said no. We don’t have bars on front parlor windows and I wish we did, but I put in child window guard bars on the theory that they would be annoying enough to encourage burglars to move on.

Bed-Stuy’s also had the same thing start to happen. My neighbors tell me they haven’t seen this in ten years. Over in the Stuyvesant Heights area there have been around ten in the last month or so. They think it is the same group of burglars. They case out the joints during the day and go in during the day or at night – mostly through the front of the house, accessing an open door or window from the stoop. There have been a few break-ins and one instance of a burglar entering through the roof hatch. About half have occurred while the owners were home. I think the best medicine for this is a good and active block association. Also, we have lights on the back of the house that are motion-sensitive. And, of course, we keep our doors and windows locked at all times when we are not around. I don’t think this is cause for alarm (no pun intended). Most burglars would rather go through an open window or door than have to break one (and make a good deal of noise in the process).

I personally have bars on ALL of my back door windows!  Even my back door is made of iron!  Home invasion can happen in Brooklyn.  I would ALWAYS put security FIRST in any remodeling plan I created.  Now that your neighbor has been burglarized, consider the event a wake up call.  I would especially do the most secure renovation plan on the back of the house.  It’s much easier to break into the back of a house.  No one sees what is going on in the back of the house! NEVER EVER LEAVE YOUR DOORS UNLOCKED AGAIN!  This is NYC!  You are very lucky you were not the victim.

to follow up i did indeed call Vila and DID NOT have the excellent experience everyone else seemed to. maybe it was the guy they sent…who was kind of a cranky, dirty, rude ass. some of windows to repair were in my tenants apartment so he comes in, starts on 2 of them (whilw my tenants are out killing time til he leaves) then he goes outside and sits on my stoop and smokes while talking on the phone for 20 minutes. Meanwhile we’re all waiting for him to finish so we can get on with our day. i was trying not to hover and watch over him but when i finally did i realized he would stand on the newly painted windowsils with his dirty boots. Didnt bother bringing or asking for a step ladder or putting some kind of clothe down. then he gave me tons of attiture when he forgot one after i went through and checked them all. It’s now 6 months later and 2 of the 8 windows are back to the non working selves again. Terrible!

We were doing a bigger job so had our contractor install the windows, but I believe they came from Dykes Lumber in Gowanus.  They have a showroom and a verbose salesman, but good service.

we just got one aluminum window installed by bay ridge window and door and it cost $350 or $400\. I didn’t love the company though, but it is substantially cheaper than your quotes. That was approx 12 months ago.

Thanks, everyone!  This is really helpful.  We thought about doing aluminim windows in the rear (anything is better than what we have now), and then wooden windows next year for the front of the building (because Landmarks says so).  After some thought, we realized it might look funny if half of the house has aluminum windows and the front has wooden windows. Our current thinking is to outfit the rental floors with aluminum windows and our floors with wooden windows.  Why are Marvins so expensive??? Side note:  LWP only offers aluminim windows, but really liked them. Will definitely use them if we do the rental unit as described above.  Getting more detailed bids from Historical Window and Andrew Ferris Construction right now … will post back with prices.

We replaced both front and rear windows in a landmark district a couple of years ago. All windows have to be wood for approval so we just applied for permit to cover the front windows and replaced the rear ones with [gasp] plastic sashes – which were if I recall 1/5 of the price of the wooden ones. We had aluminium windows previously and I have to say the plastic ones look good – much better than I had expected but the big benefit is they are not cold like aluminium ones [which throw off a chill in cold weather even if they don’t leak air]

Technically, you need a permit if you are in a landmarked district but if the windows you are replacing cannot be seen from the street, you can get away without one.  Note: If you do wind up going through Landmarks, you might not be able to get aluminum windows.

As for the locksmith portion Nicky from 5th Avenue Locksmith is who i would reccomend. He charged us $100 for a repair on two door locks we were having issues with that others wanted to replace both of the locksets at $500+
