Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Last year I looked into getting storm windows of some sort for three windows in my apartment because they were very cold and drafty despite being only 8 years old (and why are window frames made from aluminum, a conductor, anyway whenPVC is so much better?) After some research I decided to get some simple internal inserts from a company called WindowInsert (windowinserts.com) Part of the reason I went with them was because you could measure up yourself and didn’t have to have someone come round and measure for you. They were also inexpensive – about $100 per regular apartment sized window. They arrived very quickly in the mail and I fitted them in ten mins, very easy. They have made a big difference – much less drafty, and quite unnoticeable when in place. They seem a bit thin and flimsy, so I’m wondering how long they’ll last. I put them up again just last weekend, and they are still as good as new but I fear the foam gasket around the outside might crumble over time. I suggest not having an architect, but instead have a building engineer do your plans. Ideally, it would be one who already has a relationship with your contractor so that they’re working together… an architect and a contractor as often as not can be working to two different agendas. If you already have some ideas of what you want to do, your contractor will have some more, and the engineer may have more still. An architect is likely to have an architect’s agenda… regardless of what it’s going to cost you or how long it takes to permit the job. If you really must use an architect, be sure to get one from a 100% trusted source (i.e., not a random internet forum!) to make sure that s/he will work towards your goal, not the other way round.

And also, architects don’t get plans approved quickly… an engineer stands a far greater chance of that, since it’s one of his/her primary functions.

I have never heard that a 203K needs approved plans; unless you changing the use. If you are changing use; I wish you the best of luck getting this through without a lot of nightmares. Banks & the DOB do not conform to time lines or anything else…. and many other issues. If you are filing a minor alteration and not a change of use; I would speak to your Banker & 203K inspector to get this clear.

PE (engineer) has no advantage or disadvantage over RA (architect) for this “bureaucratic” purpose. Everybody has their own agenda which hopefully includes a mutually beneficial result for all parties. Self certification may be subject to a random audit which could lead to indefinite delays, not a desirable situation when the project is a 3 family house and there is a loan.

In our experience, they range widely, but you should probably count on at least $250 – $300 per sq ft. If it involves significant plumbing or cabinetry, like a kitchen, then it can go significantly higher. If there are structures adjacent to the extension, you may need to underpin, which can also get costly.

Oh boy, that is a tough question to answer. It really depends who you ask. I am not an expert by any means and you would probably get a better answer from an architect or contractor. But it seems like most people quoted something like $300/Square foot but really depends on the size and details of the project.
