Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

I am a West Austin homeowner who had Renewal by Anderson replace all the windows in my house. I’m trying hard to decide between Sequel by home depot and Anderson 400 series. I would also like to know about the approximate budget. During the last renovation time I had to spent extra $1000 on window replacement since we hired window choice (Mississauga) for the window installation and repair. I would also be interested to hear from anyone who has actually had the Sequel installed. They seem much sturdier than the Andersons and I like the wood detailing on them, but it seems that these are new to the Home Depot line-up. I’ve heard that they are manufactured for Home Depot by Weather Shield.

Very late reply, sorry. We really like our triple pane Armaclad (I prefer fiberglass with wood inside to vinyl), which were much cheaper than Marvins or Loewen. They’re a PA company, got them through Window Fix. They’re exceedingly quiet, and lower u values than Marvins or Anderson. There’s a LI company offering triple panes out of Poland that look promising and of nice quality too, which will compare when we get our tax return and do a few more windows later this spring and report back.

I second the recommendation for Indow Windows. We have (3) 4×8 windows in our 2nd floor studio, overlooking Atlantic Ave, near Henry St. Very noisy. And our actual windows are single-pane glass in old, drafty wooden frames. We’re landmarked and replacing the windows wasn’t an option (although there’s a plan to replace all of the windows on this side of the building eventually, but it’s going to be a long and expensive project that won’t happen any time soon, unfortunately). We had the Indow Windows installed last year and we absolutely love them. The thermal benefits have been great – no more drafts making us shiver on the couch in the winter. But the acoustic benefits have improved our quality of life in ways we never imagined. What little sound we do still hear is significantly dampened and muffled. It no longer sounds like the cars and trucks are driving through our apartment and the sports fans from Chip Shop and Floyd no longer wake us up early on the weekends (or keep us up late at night).

Whoops. I mispoke. I double checked on Property Shark and our current FAR is 2.3 with a max allowable as 6, so I do have FAR to spare apparently. For some reason I thought our building exceeded it but I guess I was wrong. Any help with the above would be great. Thanks.

I think my main two questions would be: 1) If anyone who sold their air rights to allow their neighbor to build higher did they regret it for any reason? 2) Does doing so affect the resale value of the house later down the line? Any advice would be much appreciated. Thanks!

Hi – we bought one through Lowes. Not sure of brand, but the installer was nice and efficient and it cost us about $200 total. We’ve had it a couple of years and still works fine. Only issue is have to be careful of opening as it can “snap” back pretty hard. Not an issue for us as no little ones running around. But would consider that issue when buying.

First check your Condo Plan. (Prospectus) If you are in a new development; the sponsor is liable and responsible for most structural and mechanical systems for a period of up to seven years. They have to replace/repair any defects such as incorrect installation. But also many plans have some specifics about changing windows, to prevent the building from looking like a patchwork of different styled windows.

we just replaced our kitchen window. We went to Window Palace on McDonald ave (contractor recommendation) and worked with Nat. He worked through what we needed to make LPC happy and was generally very helpful. It looks just like our old window. Time estimates were on target as was delivery.
