Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

The labor to paint windows is high because ladders (and even scaffolding) are required, plus it involves greater skill than painting a wall. Sorry I don’t have a referral. But since you will find yourself paying handsomely for this project, consider investing in a high quality paint, like Fine Paints of Europe. This is an oil-based paint made in The Netherlands that will stand up to the elements far better than standard paints. You can buy it at Janovic Plaza in Long Island City. We’ve used it very successfully for exterior woodwork, railings and ironwork.

From Long Island, 88 year old house. Forty six-foot sewer line, first 10′ cast iron followed by 3′ sections of clay pipe. I’m researching AMR’s “protection plan,” not insurance as many think. The company specifically clarified this with me over the phone. Don’t understand their semantics. Tried searching for satisfied customers, but can’t find any. BBB had 36 plus complaints, but all resolved. The tipping point for me would be happy customers. Any out there?

I was thinking the same thing Rick said, flat panel applied to the face to “modernize” the door. If this is the case it should be relatively easy to remove the panel and restore the doors. A good starting point to remove the applied panel would be at the recess created by the original panels assuming they did not add any blocking in the panel area. Where I have encountered this type of covering in the past the panels were applied using adhesive and small wire brads (nails). The doors you pointed out on ebay do not match as they are raised panel, not flat panel like yours. Also they have more, and smaller panels than the ones you have.

I’m with the two guys above on whats up with your doors and restoring is likely a good way to go. The only thing I might add is that if a flat skin was applied on one side of the door, the jamb or inset of the hinge would have been altered to accommodate the added thickness. In restoring the doors, some adjustment to one or the other will need to be factored in possibly. If you do go looking for new doors, you can probably find them locally at places like Dykes or Lenoble. Good observation of the difference in panel types by Restoration Contractor to keep in mind if you go looking. I do this type of work as well, if I can be of any help let me know. Thinking the flat panel may have been added not to modernize the exterior of the doors, but to provide more soundproofing, and/or to provide a thicker door to attach a keyed lock to…so they appear to be more like exterior or apartment unit doors…is there any evidence that your place was used at one point as a rooming house? Those five panel doors are lovely on the inside, and there is little doubt that the other side once looked like that under the added facing. Definitely restore them if you can…they will look great. And if some are missing or damaged beyond repair, think about finding similar salvaged five panel doors….I think they will look better than new ones.

Thanks for the replies everyone. After looking at the doors closely is appears there is a thin panel that has been stuck over one side so restoration seems to be the way to go – taking off the panel and restoring the doors to the same stain they have elsewhere in the house. Have a couple of leads already for people that could do this work – any other suggestions greatly welcomed.
