Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Good question. I thought you could have a w/d and a sink and toilet only if this is a cellar not a basement. Does anyone know code on a shower in the bathroom of a 1 or 2 family home?

Pretty darn sure no shower in a 2 family cellar. We have a toilet and sink but were told no on the shower (which we really didn’t care about).

You can put anything you want down there that does not require light and air (“living room”).  You can put in laundry or a powder room but no shower or tub.  You can’t even put a floor drain in the bathroom that could be interpreted as a future shower location.  Make sure it’s a “cellar” and not a “basement”.  A basement is at least 50% above ground level.  A cellar is anything else lower than that.  In a basement you can do whatever you want.

you cant put a living room but you can put a “recreation room” whats the difference? there is none. no showers or tubs….but there are ways around this.

it is not as easy to find as you might think.  most of the stuff getting tossed is modern (by modern I mean in the past 80 years) as the old stuff had broken some time ago.  And while you can find old glass with some bubbles, runs, and seeds in it, removing it from the frame takes great patience lest it break (been there, dt).   I tend to watch for it and cannot find it – and when I have needed it for restoration work, I have gone to Bendheim glass in NJ.  If you plan on going there, be sure to check stock as they order it from their plant in Germany and that plant shuts down during the summer months.  Comes in 2×3′ sheets.   I always over order the stuff as it is a tad more difficult to cut than glass made by modern processes, so waste must be allowed for.   If I have any leftover here, I will let you know.  I tend to give things like this that may break away rather quickly as they will not stand shop environs too long.   Steve

When we were replacing our windows, I think there was an option for the old, bulbed glass (new glass, old look).  I forget what it was called, but a window company might be able to help if you can’t find actual old glass to use.

If you have any trouble finding old windows here, tons of salvage places have old windows. Old House Parts Co in Kennebunk, Maine has acres of old windows. I think Moon River Chattel here in Brooklyn has a few and Zaborski Emporium (Stan the Junk Man) in Kingston might have some too (can’t remember re latter).

What???s your exact budget? My advice is to not get anything cheap off of Amazon. Though, they do offer some quality stuff (for the price paid). If you can afford to, try getting your equipment from local security companies. They would also offer additional services that store bought equipment cannot.
