Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

Brucef’s offer is a good option and you should consider it if the tanks and burner are healthy. Another to consider is not an indirect, but a simple storage tank to hold anywhere from 50-120 gallons in an insulated vessel next to the boiler. The tankless coil will still heat the water but a small beonze or stainless steel shuttle pump will move it from the coil to the tank and allow the boiler to run longer, more-efficient cycles. It’s the most sensible addition if you’re stuck with or got to have a tankless boiler coil. Yet another option is to use Brucef’s oil-fired water heater(s) as storage tanks and wire the burners to work only if the tank temp drops to some certain temperature level.
Lots of options out there.

Those streets are so narrow, conjested and dangerous that it creates a lethal brew of traffic it its current configuration. One has to be extemely cautious when driving down them because there is little room for error. One way traffic on them might be a solution.

Please educate yourself before wishing for such a disaster. One way streets are a recipe for faster traffic and a poorer ped/cycle enviroment. Vide 8th Ave speeding or Court St. What makes for a safe street is exactly what you’re complaining about…conGestion and traffic, resulting in slower speeds andsafety. Even double parked cars/trucks contribute in their own way by forcing traffic to slow or stop. If you really cannot negotiate the perfectly normal lane width of 5/6th Aves, PLEASE do us all a favor and stop driving. And ket’s hope you never drive in Europe. Also, incidentally, the proposal to convert 5/6 to one-way came up before (3 years I think) during the Atlantic Yards build-up, and got resoundingly defeated. Thankfully.

Oil is best but perfectly acceptable from a wearability is an oil primer (always oil primer on the exterior) and a high quality 100% acrylic paint. I agee with you that the matte is harder to clean.

The Stained Glass Store on 5th Ave and 2nd Street in Park Slope. Peter is amazing and has been doing this work since 1976\. We just had him restore 6 windows, including replacing a piece of glass in one of them.

I just used Larry Feldman of Larry Feldman stained glass to restore a transom window that had also warped – plus broken pieces, 125 years of dirt, etc. – he did a beautiful job; reasonable price (I interviewed about 6 different people). I have had very good experience with Benjamin Moore oil-based paint. Eggshell finish looks matte but cleans like satin.

You can use rubber weather sealing to fill those gaps and fix the drafty windows. That’s what we did with our bay windows. The rubber sealing just closes all gaps and prevents air leakage. http://www.championwindow.com/windows/bowbaygarden.aspx

Most HO policies will cover damage caused by the negligence of others, i.e., collapse due to neighbor’s failure to properly underpin, as well as damage resulting from specified causes of loss. Damage resulting from something inherent to the building itself or deterioration related to age or the mere passage of time is not generally covered. These are typically not recognized as “accidental” losses, which is what your policy is designed to cover.

You could try J & R Television & Air Conditioning on 7th Ave in Park Slope. I think they’d be able to arrange a thru the wall installation as well as selling you the AC. You could also get a handyman to do something like this. A 15000 BTU AC would probably do it for the whole floor, and you could get one that works with a standard outlet.
