not a scam at all. I thought the same as first but this was definitely not. they helped me consolidate my debts that had high interest rates into 1 loan and with the money i was saving on a monthly basis i was able to get my new bathroom, windows and flooring in my home rather than pay it to the high interest credit cards & loans i had which helped a lot because i didn’t have the money to pay for the work out of my pocket. I also fixed some leaks and pipes in the house. it was nice that i never had to leave the house and they were able to get what i wanted done. it took some time to get everything approved but it was worth it. Keep in mind they don’t fix the house but create a way for you to get it done and if you need help finding a good person/company to get the work done, they can help with that if you want as well. I had bad experiences in the past with contractors i hired off the street so i was looking for a different approach so thats why i gave this a try and worked out well. best of luck to all Joyce

sorry but your picture confuses me, i think you are describing a full inset face frame construction – – but i’m not totally certain. if you can get back with a pic or looking online at what exactly the type of frame and door construction you have you can just google all the hinge options for that particular style. The correct terminology will get you everywhere. In addition, there are many types of hinge styles for any particular cabinet type – for example for full inset doors (on face frame) you could have butt hinge, surface mount hinge, fully concealed, or european style. and some will have varying options of how many degrees opening width and / or soft close etc. If budget is priority over aesthetics there should be plenty of affordable options. Are you already using a hinge for an inset door? No reveal between edge of trim and inside of cabinet? I’ve never had to file a claim but have loved the service of Will Smoltino at Narrows Agency for a 100-plus year old house. Quick to answer questions, got a few bids, didn’t make us take off the bars on our downstairs windows (which state farm and others apparently do) and is just a reasonable nice guy.

I use Amica Mutual for my two-fam townhouse. While they’re not typically mentioned on these forums, I knew about them because they were my car insurance years ago, and I later found them relatively favorably reviewed on various review sites when I was purchasing my home. I had also received quotes directly from Chubb, Brownstone Agency, and others, and found Amica’s pricepoint was in the middle range (not as low as Brownstone but not much higher either). I never had any issues yet so I don’t know how easily they pay out, but that’s another name you can throw into the mix when you do some comparison shopping.

This is exactly the debate I’m having. Reasonably priced policies from Brownstone or similar that may not be totally useful if we have to make claims versus expensive polices from Chubb or Pure who have a great reputation for customer service, paying claims, making things easier, etc. Has anyone made claims with Brownstone successfully? So far we have a vote of one against them and none for except on the basis of price. Thanks

As someone with insurance from Brownstone Agency who had a house fire 14 months ago and still hasn’t received full compensation, I cannot recommend them. They are an insurance broker, whereas Chubb is the insurer. This just means that Brownstoner writes your policy but the actual insurer is an insurance company that you’ve probably never heard of. I have heard nothing but great things about Chubb, though not from New York City dwellers (we have two years left on our policy, but believe me we’ll be looking for a new company when our policy expires). The real problem with Brownstone and my situation has been the insurance adjuster, but evidently Brownstone gives all their claims to the same slow and difficult adjuster, who will nickel and dime you at ever step. I guess if you never have to make a claim of any substance (good for you so far Bob Marvin), Brownstone Agency is fine, but if you do be warned. And although I don’t need to explain why we had a fire, it’s my current soap box, because what happened to us should not have happened had someone in the home-purchasing process told us to check all the appliances that came with our house. We bought a 3-family brownstone 4 years ago and the microwave that came with the house (the one in our unit) turned out to be on recall and self-combusted. As a new homeowner, research all the appliances that come with your place and make sure they’re not on recall by checking the national recall list and/or each manufacturer’s website. Then, providing everything is cool, register all of them under your name. As far as I’m concerned, my realtor or closing attorney should have told my husband and I to do this. They didn’t and we had a fire. You don’t want one. We learned an important lesson.

I’ve had my house insured through the Brownstone Agency for 41 years. I know that the situation resident2 described about conventional policies being worthless for historic houses, applied years ago, because of the negative effect of co-insurance clauses on then low-priced city houses, but didn’t know there was still a serious downside today.

For any house over 25 years old, most insurance policies will have many exclusions that make the policy worthless for a Brownstone. Chubb does have a historic house policy but it is extremely expensive. State Farm, Liberty Mutual Allstate etc generally have worthless policies for older houses. Every once in awhile (over the 30+ years I have owned many Brownstones, both as a home and as investments) I have analyzed other policies, but always come back to the Brownstone Agency for both comprehensive as well as pricing.
