Add their address to junk mail. I had a guy call a few times…i called him back and told him ‘yes, my house is for sale….$53 million…call me back when you have the money’…never heard back from them!!! I was first going to yell at them but figure being a bit of a wiseass might work. It did!

Sometimes we get calls inquiring about the “house for sale.” I ignore most of the letters, except once there was one so atrocious, I took out a red pen and fixed the grammar. I then put it back in their envelope, wrote “return to sender” on it and sent it back.

Both of the makes that you are considering are the lowest end available…The advice about getting the water too hot is laughable. However you will probably incur additional expense for the venting for an HE boiler (usually around $3000 to vent through roof using existing chimney as a chase) Figure out your budget and act accordingly.

The difference to one of these TV shows where they renovate a whole house for 15k in 4 days and double the sales price is: this is not a TV show, it is NYC 2015 and you are doing this the first time. You don’t have a crew, you have no idea what this costs or from what I am reading you have no idea of design or what the marked demands. Under these circumstances any $1 spent will not even result in $1 more profit. Buy that similar condo and renovate that one to your taste.

What CMU said. If things are really bad, doing lipstick on a pig type things like re-grouting tiles, changing fixtures, replacing kitchen cabinet and door fronts, painting cabinets, etc. might improve your time to sell, which is worth money, but none of this is likely to provide a cash return on your investment.

Unless in terrible shape, you never get a return on reno just before selling (Google it). Just think: how would your taste mesh with your buyer’s? And if you do bland, that may be a turnoff too. Don’t add fans. Some (like my ex) hate them and they’re so visible. Change really bad light fixtures if you can do yourself (ie not pay an expensive electician.) Iow, do as little as possible beyond cosmetics.

You can’t get them to unsubscribe, if anything when you respond it validates their email address. I get about 2-3/week, wouldn’t say overwhelmed. More phone calls, though, which I ignore.

Williamson is the cheap “builder’s grade” product made by Weil-McLain sold for bulk use. Like if you’re building a row of houses with a 1-year builder’s warranty and need to buy 20 boilers at a time. Hydronic system I am assuming. Not steam. Correct me if I am wrong. Anyway, if you plan to stay in the house for a while and the place is reasonably insulated then go for the highest efficiency you can afford. That being said, I highly recommend Triangle Tube boilers. Buderus is nice and Viessmann is nicest. Lastly, there is no way for your “water to get too hot”. A properly sized boiler with a decent control system will never allow for that nor short cycle.
