The super is new to the building so not sure if he knows anyone. He would most likely recommend one contractor who has done a ton of work in the building and I’ve used him before for other jobs, but I found him over priced and his work barely adequate. So I was hoping people on the forums might have some good referrals.

Can the super not recommend someone? It’s a relatively simple and straighforward job ewith perhaps the largest issue being to minimize the dust on demolition.

Depends a bit on the circumstances The floor transition has to be refinished. Hard to say – but anywhere between $ 2500-5000\. The cheaper solution is to use a door frame/ trim, because you won’t have to do plasterwork an repaint both sides

Hi, Is the property landmark? If so you will have to replace Useing period correct Windows so if you had wood with a particular grill pattern they will require the same. For wood window you are best off using a factory painted product vs a primed wood (like Marvin) which will need to be refinished every 3-5 years. A factory painted windo will offer a better finish and about 10-15 years before needing to be refinished. (Kolbe,& Norwood offer 10-15 on painted Windows) If not landmark you have the option of using a alumunim clad window. Benefits include the long term minimal mantintance. When looking for a alumunim clad unit make sure to look out for a extruded alumunim (frame and sash) Product which is a thicker then a roll form. Pella uses a mix of extruded and roll form. you will be better off going with a all extruded window like Marvin, Andersen eagle series, Hurd and many others.

The last time that I did a Landmark Tax credit project ( about 20 years ago) you had to spend equal or greater than the acquisition price on the construction which is why it does not really work in the downtown neighborhoods anymore and you have to keep it as a rental building for at least five years. At the time I did it, I did all the research on the IRS web site and took all the information for my tax accountant to work it out on our tax returns. I am sure there have been some changes since then.

I guess the BHS must be exempted, since the diagonal placement and size of their sidewalk slabs are historically accurate. [You can see the original sidewalk layout back when this photo was taken (20s or 30s?)](http://www.brooklynhistory.org/blog/wp-content/uploads/2015/07/v19740311.jpg); it’s the same as today (or at least the last time I walked by it). But, yeah, given how my neighbors have repaired their sidewalk on my landmarked block, I guess it’s not a violation that’s much pursued or cared about.

Thanks for posting about the NYC DOT requirements. You are correct that bluestone must be NYS sourced and 2″ thick; additionally minimum dimensions are 1.5 meters square. I used Premier Roofing on Atlantic. They replaced my old wooden hatch with a new steel Bilco. I couldn’t be happier.

Bilco hatch would be a great improvement . I could also understand why a roofer wouldn’t want to touch this .

I have done it with triple glazed aluminum-clad wood tilt&turn as part of a larger renovation. It was complicated because I kept the original shutters, and the frame of each window had to be extended by 5-10 inch in each direction for the windows and shutters to be operational. Each window is custom, but usually they are the same size per floor. The result is brilliant. Brick to brick is the only way to do it if you want it airtight!

I used Heights Historic and Kolbe windows. Kolbe has been helpful when adjustments were needed. They also took care of the LPC filings. Once windows get above a certain size your options are limited.

We used Windows We Are in Bay Ridge, Brooklyn. One advantage of the brick to brick installation in the back of our brownstone was their ability to insert insulation (which was non-existent) through the exposed opening once the entire old window was out. The whole room is better insulated, from the window itself and the insulation in the walls surrounding the window. They did a super job for us.
