no one including this commenter above knows what they are talking about the boilers efficiency has nothing to do with water temp in fact the high eff boilers are almost all modulating and usually allow for different water temps on different zones even. as for venting what makes them efficient is extracting all flue gas heat you dont want them vented through an unlined masonry chimney which anyway would cost the price af half a dozen home depot sheetmetal fittings youre being set up for a robbery the HE units can all be vented with PVC pipe also less than a couple hundred dollars . depending where you place boiler and they are small enough and legal to place almost anywhere but out to the back yard is a good bet it less than your gas dryer is venting. I suggest if you want honest competant help go on to heatinghelp.com and popst youir problem and ask for a local it a site by pros for pros who are ruthless when it comes to liars theives and hacks but rrespond well to homeowners in need of free advice.

Yes, brick-to-brick is the best way to go on several fronts: the most air tight installation; the ability to insulate around the window opening once the old windows are removed; and the best appearance. But it’s expensive! Marvin windows are great (we have several) but I’d buy Kolbe or Lincoln next time — similar quality at a lower price. Just avoid Pella — very flimsy.

Thanks Sophie, if you can share the brand/type/color of this epoxy paint – would be great. cost is not really relevant, if this is just a paint job. it looks fantastic

Hi Stella, the floor is painted concrete with radiant heat underneath. We didn’t want to do a floating floor (we didn’t underpin and so every inch of ceiling height counted!). It’s painted in an epoxy paint mixed to match Benjamin Moore Grey Owl. Our contractor [Red Oak](http://www.redoak.pro) did the work. Off the top of my head I’m not sure how that particular part of the job broke down in terms of cost, but I’ll dig up the spreadsheet when I get a moment!

Get a custom window with exterior aluminum cladding from Europe. These are casement widows or doors that open to the inside and they have a lifespan of 50+ years easily. Lead time including delivery is about 2 months and price inc delivery is similar to Marvins. You can’t get anything even close to this quality in the US.

I had wooden replica windows made about 20 years ago & they’ve held up fine. A neighbor just got similar (for a lot less) custom-made from Windows We Are.

Does Lepage do custom design? We have a very specific size and shape we want so it must be custom.
