With extensive collection of premium doors which suits your taste available in the market its quite confusing to select the best in the business. There are services which employ German technology for bringing forth resilient, energy efficient and beautiful doors. Last summer I had some renovation done for my house and the doors were all replaced with new ones. It was high time for renovation. Custom doors can be of various types like
Solid Hardwoods, MDF or say fibre glass. The one I opted was fibre glass for its durability. Remember there are services which provide patio and entry doors too. Always pick energy efficient doors.

Hi @orrsuz, Are you saying you want new windows with no interior walls, but to just leave the exterior wall as exposed brick?
Assuming you have a typical Brooklyn brick townhouse, the inside brick will be wider by 4 inches than the exterior.
I would suggest using this recess to secure studs to the brick building it out so the window can have brick molding on the exterior, insulating all around the framing and window, and then secure the window to the stud(s). With the window and studs in place you can then add trim.
If on the other hand you push the windows outward towards the facade you might be able to secure them directly to the brick, but you’ll have to ensure the jamb of the window works with the depth of the brick layers (brick townhouse vary from 8″ typical up to 16″). If you do that, don’t forget to incorporate the Energy Conservation Code regarding insulation requirements into your design 🙂 Good luck.

Assuming that it’s old weight & chain wood Windows.
You have a weight pocket of about 3″ on either side that would need to be filled.
keeping the old casing is tricky as the new Windows must be custom sized to the 1/8″ or they won’t fit.
If the Window frames/Box are still in good shape look into Pocket Windows which are full new Windows with a 3.5″ jamb and get installed into the existing frame.

For a historic door I would recommend amighini architecture, I got a reasonable quote from them for install and landmarks filing. In the end we did not proceed as landmarks wanted the exact door in our tax photo which was different to what we had in mind so ensure you have a refund clause in any agreement if you are dealing with LPC approval. I would also Joe Salem at Woodzone who I think has been recommended before.

We have a large skylight in our extension and there is considerable heat gain–welcome in the winter, less so in the summer. I looked into a Lutron shade and believe it was in the neighborhood of $2k installed. Ours is much smaller than what you are considering and is flat.

Do you have a SE? Your engineer may also be able to be your special inspector for steel/concrete which should save cost. This price seems insane- our SE is both our engineer and our inspector for structural work and is about half this cost for a 3-story extension.

Collen… as MP said PVC is no longer allowed in NYC as a venting material, period. Secondly in most brownstone conditions, sidewall venting is not possible due to required clearance from windows. (Do you want your window a/c sucking in carbon monoxide from the boiler?) So the usual strategy for venting an HE boiler is to run stainless steel vents in the chimney. Even on a plain vanilla boiler relining, stainless seel is the only approved material. Guess what ? They do not sell stainless steel liners at Home Depot. They sell really thin galvanized duct which will rot out in a year.
