Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.

I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

A different approach would be to dispense with the PM and try a reputable window contractor. Try Historical Windows of New York (formerly E-Z Tilt of Bay Ridge). They installed Marvins in our landmarked brownstone and did a terrific job. Good windows are important but good installation is even more critical.

The existing door is 36” and you are going to install a 50” double door set? Is there enough room in the opening to fit the new doors? If this is an exterior brownstone door I’m not sure how this would be done without some very serious work being done. If it was a wood frame home it would be easier but still a big project. I have installed many doors and many mortised locksets. Hanging the doors in the frame and installing the lock set will take a day. The reframing will take a few days & chopping into the brownstone ( if that’s what your taking about ) would be a major project. If you want a high quality job you are talking a few thousand and up.

We just had this done and had an amazing improvement. It is not cheap. But we had to replace and rebuilt the entire frame since it wasn’t salvageable anymore. We used Joe Salem of Woodzone (www.woodzoneny.com). He and his team did an amazing job. See pics. Come from a contractor family, so this one got my seal of approval. My consideration is: Don’t mess with doors, they are your first and only line of defense. and safety. Second: they have to seal correctly to keep the weather out. My doors were salvaged doors (even had handmade nails in them). We fully restored them. Replaced top fins (were wood) with glass, and the glass with thermopane. Also added film to the glass that can make the glass opaque/see through with a low voltage switch. So when we have people in front of the door they can not see inside, but I can throw switch and see them before I open the door. We are very pleased with the result. I should have mentioned, I’d like to get a 2nd opinion and maybe even a 3rd from some experts. The main question I have is could the doors have been built…better from the onset so this would not have happened? I do like my contractor but I think it’s also important to know strengths and weaknesses.

Yes, installation is always a critical component of building new doors. Your GC should absolutely have anticipated any necessary insulation and/or weatherstripping. Don’t let him off for this oversight.

@2345bcde: the building had double doors originally, which at some point were replaced with the current 36″ metal door. Someone told me it was a code requirement at one point in time to have a single door . Anyways, the smaller door is framed with wood. Thanks for your insights on budget and time! @Mark van der Linden: your doors really look amazing! I’m curious how long it took and what the budget was. I am planning to strip and paint the doors myself but was thinking of replacing the original glass with tempered glass. Yes on Eddie! I looked for front doors for a row house (not a brownstone) for several years before finding a close fit, back when his joint was in Clinton Hill. If he doesn’t have what you are looking for, let him know and keep circling back. That’s how it finally worked out for me.
