I have the same questions as well, replacing windows and probably siding eventually. Many people on this site prefer/suggest Marvin, so I will definitely be checking them out. I am also interested on what people have put on for siding on a wood frame attached. I have heard alot good and some bad about about fiber-cement siding (James Hardie being the big name in that market).

I was in the same situation not so long ago and had a difficult time finding someone that would take such a small job. If I wasn’t in a rush (it’s the entry door, after all) I might have just used the contractor from Lowes where I bought the door – it was a fair price and the work is guaranteed. But they estimated 2 weeks from start to end with estimate, measurements, engaging the contractor, etc. I couldn’t wait. In the end, I went with T&A Carpentry who were able to take on the job quickly with a competitive price. Just make sure you talk through everything you want them to do regarding trim both outside and inside otherwise they will just install the door. Good luck!

Having just completed Fujitsu tech traiing on their Halcyon line, I was impressed with their technology. We are licensed in NJ but not NYC. If you wanted a 9K and a 12K indoor evaporators, (two bedrooms, one larger) you could use an 18K Multi-zone, say a AOU18RLXFZ. These are heat pump units that will heat down to outdoor temps in the 40’s. Unless you are familiar with heat pump warmed air, you may prefer at that point to have the really hot air that comes off a hydronic or steam heating system. If the bundle of power, drain, and refrigerant lines can exit an external wall, it must be pitched down because of the condensate drip. The refrigerant and power don’t care if they climb or not. Oftentimes we can go straight down with the condensate, separate from the line set. We usually go througha masonry wall witha core bit of 3.5″, then insert a PVC sleeve for the line set. You need to have refrigerant lines installed between the indoor fan units and the outdoor condensing unit. You will need an electrical line with a cut-off to the outdoor unit. The unit needs to be mounted as per the DOB code and the manufacturer’s specs. You will need a drain line from each indoor unit to a waste line. These units remove moisture from the air (on of the hidden secrets of cooling). That’s the bare minimum and I’ve probably forgotten something.

Without knowing the particulars of your situation, you should be able to get the job re-instated and then inspected and closed out/signed off. While an architect should be able to help you with this, an expeditor should be able to easily take care of this. When you say “nicer” do you mean designed in some way or just less ugly than the standard issue heavy, rusted black ones? I bought a simple light weight but sturdy pair in powder coated white at Lowes and they look much better in our casement windows that the ones there previously. We have had them for a year, very secure.

had a not great at all experience with Bay Ridge. Gave them a deposit. The window and door we ordered took 9 weeks instead of 3-4 they had told us. When we placed calls to check on the order they were rude and told us delays were “not their fault.” They would promise to call back and not do it… finally I sent an email that I was planning to call BBB and our window and door were installed within 2 days. I would never use them again.

I’ve got them but need a few days to take photos. Our place is more like 1870s but we have original shutters and clasps.

I’m sorry pwds, I don’t have an answer for you. But, would love to hear about your experience with getting the shutters made. We have the pockets also, but no shutters. Do you have any recommendations / estimates etc. you’d be comfortable sharing ? Thanks, and good luck
