Housepoor, i realize that. I used 20% because that is on line with what some contractors will mark certain things up.
I am not sure what a gc’s liability insurance costs. Aside from that. I am wondering if these contractors consider worker’s comp a payroll expense or an insurance expense. My mom worked for an re management/owner and i will ask her how they looked at that. There is no way out of some of this and the city does not care if hic’s like me have insurance but with gc’s they require it.

My advice would be to try fixing it yourself at first. Call a handyman only if you don’t feel confident about getting it right. Or else you can take the help of a windows & doors manufacturers like Canglow Windows and Doors. Now that winter is approaching, it’s already winter in Barrhead, I would advice you to fix the doors as soon as possible. It would be difficult to find a person to fix the doors once winter has set in.

You should ask at the place where you are buying the windows. I think Lucky Window Products is one I’ve heard good things about in Brooklyn. Dineen Contractors did this work for us, but it was part of a larger project. I’m not sure how small of jobs they are taking at the moment.

there are a few on line. the issue here is, in order to adjust the balances there is a tool which is needed. so be sure the folks you call work on modern double hung. I have the tool but stay away from these as there are many numerous parts that only a specialist who works on these full time would wish to stock; for anyone else it could become a lot of running around. There used to be (and may still be) a vendor on Broadway in Astoria who sold the parts and maybe the tool. Start with Dibs rec above. he seems to be sort of discerning so if he is recommending them, they are probably good. Steve

I doubt you will get many people on here to vouch for either. as for me, we went with vinyl – but that was because 3 mos. after getting into this house, we could not buy wood and the 1960’s era single pane windows needed to be changed. we chose vinyl as the aluminum is said to transfer cold. I do not know how try that is as they do assemble many aluminum windows with a thermal barrier now – a plastic like membrane all the way around between the inner and outer face of the window. aside from that, if you were to ask me which I preferred, I will tell you that over the years I have installed several aluminum windows from Crystal and was quite impressed with the quality. as for the vinyl, we went with Super Seal from NJ. In so far as quality, there are a couple of windows here that have some broken pieces on them – clips or balances. I cannot say weather this is a brand issue or just the nature of modern vinyl windows but I am inclined to cut the manufacturer some slack and think the latter. if you go with either as made by a reputable firm (and I think Super Seal was even though there is one feature I do not like and I will get to that) be sure to consider all features offered. this can be important later as i learned. What I wanted was Certain Tee. But I called a contractor friend to do the job and he was hell bent on Super Seal and I actually trusted him and that was ok, but if he were dealing with a customer and not a friend who is on the fringes of this business it would have been better if he teased the customer’s real needs out: First, the windows we got were thin. that was his selling point. they look more like traditional windows than Certain Tee which are thick. I went with him and afterwards realized that due to the noisy street we are on, I would have liked to been able to pull the double pane glass out and install a triple pane unit to kill more sound. I cannot because these windows are to thin to accept thicker glass. this was not an issue my contractor friend would have thought of as he works in the suburbs where houses are set back from the road, etc. second, even though my friend was installing vinyl windows, most of his clientele are situated well enough to have central air so this was not a consideration: we have window air and the vinyl frames do not accommodate the weight of a window unit. this is easy to fix – just put a block of wood there to support the ac, but still a pain in the neck. I have just tossed out some issues for you. you should sit down and think of some more. see if you can find articles listing the pros and cons of each. Steve

I went with so-called “composite” windows, which are still a plastic/vinyl construction but built with far more substantial moldings. Latches & hardware all seem to smooth and well built and one more thing i notice is that their lower lip – where an AC would rest if you didn’t bother with any wood blocks – is far thicker & stronger than the classic 1980 vinyl windows I had before. Very happy so far – will see how they hold up to the passage of time & tenants.

I agree with most of the commenters to not spend too much on cosmetic touch-up because you do not know the potential buyer?s taste anyway. They might just redo everything once they move in. The key is to keep everything in working condition and just pay for fixtures which are more important. Save up for your own needs like house removals, movers and so on.
